Saudi property market October 2026 listings and enquiry share shift.
Across our network we added 28 Saudi and 11 Omani developments in October 2026, with Saudi Arabia taking 65% of named-market enquiries.
In October 2026 we listed 28 new developments in Saudi Arabia across our network, from Al Majdiah (18) and Mohammed Al Habib (10), taking the Saudi total to 42 at month end. Oman added 11 new listings from Adanté Realty (3), The Sustainable City - Yiti (3) and VA Group (3), for 22 listed there. Where developers publish asking figures in mixed currencies, we show starting prices in SAR and OMR at indicative conversion rates.
Of the 42 Saudi listings, 26 carry a price. Converted into SAR, starting prices ran from SAR 267,000 to SAR 25,000,000, with a median of SAR 2,010,000. Of the 22 Omani listings, 16 carry a price. Converted into OMR, they ran from OMR 31,800 to OMR 1,510,000, with a median of OMR 135,000.
Saudi Arabia drew 65% of named-market enquiries across our network in October 2026, a larger share than in September. Oman drew 21%, a smaller share than in September. By stage at month end, Saudi listings stood at 28 launched, 5 pre-launch, 5 completed and 4 under construction; Oman stood at 12 under construction, 9 launched and 1 pre-launch. Some 31% of the developments we list in Saudi Arabia are sold off-plan with stage payments into a Wafi escrow account.

Our take

Saudi stock and enquiry weight rose; the ownership map and price bands did not.
October thickened the Saudi shelf we show buyers, led by Al Majdiah and Mohammed Al Habib, including Adeem Alfursan from SAR 1,010,000 and Al Basateen Villas from SAR 3,620,000, plus Jeddah stock such as Al Lulu Villas. Converted medians on the priced slice sit at SAR 2,010,000 in Saudi Arabia and OMR 135,000 in Oman. That is fresh choice inside bands we already track, not a rewrite of what a non-Saudi may buy.
The 65% Saudi share of named-market enquiries across our network, against Oman’s 21%, matches the heavier new-listing flow. It does not move freehold geography or tax. Buyers still work the January 2026 non-Saudi ownership law and the June zone maps in our guide to buying Saudi property from abroad, including the 5% transaction tax and the 2% REGA fee on non-Saudi disposals in the named cities.
On the Oman side, VA Group’s Muttrah additions sit beside the same Golden Residency and supply story we set out in our screen-economy and property report. Read the month as more launched and under-construction choice, with Wafi stage-pay still relevant on 31% of our Saudi list, not as a signal that rules or medians have jumped.
