Every registered sale

The Ministry of Justice median, city by city.

The median price per square metre of residential sales over the four quarters to each point. The Ministry does not separate land from buildings in most quarters, so this mixes plots, villas and apartments: read it for direction, not as the price of a home. Land plots were 78% to 92% of Riyadh’s residential sales in 2023, the only year the Ministry labelled them.

Open points cover three quarters, not four: one quarter in that year has no Ministry data.

The Ministry published no sales for Q2 2025: the file released under that quarter repeats an earlier one.

The Ministry recorded 2,597 residential sales in Riyadh in Q1 2026, against 18,976 in Q3 2024, with no reason given; treat the latest Riyadh figures as a thin sample.

District by district

The districts buyers ask about.

Each bar is the Ministry of Justice median of all registered sales over the last four quarters, land included, against the city’s highest district: read it for direction. Under it, REGA’s average sale prices per m² for apartments and villas, each dated; REGA publishes districts less often than cities, and a figure more than two years old is left out. A blank means fewer than 20 sales.

How we read it. Medians come from every single-property residential sale with an area, after trimming outliers (Tukey, 1.5 times the interquartile range); a figure needs 20 sales. Medians, four-quarter figures and the 2025 city rents are Omnia’s calculations from official data, not official statistics. The national open data portal does not answer requests from outside the Kingdom, so the Ministry of Justice and REGA files come from an independent public mirror of the portal’s datasets; we check each file against the mirror’s own record of it, not against the portal, and the CSV names the portal dataset each row comes from. Where does this data come from?

Three official publishers. The Ministry of Justice registers every sale and publishes the records quarterly; the Real Estate General Authority (REGA) publishes average prices and rents from those sales and from Ejar rental contracts; the General Authority for Statistics (GASTAT) publishes the Real Estate Price Index. We take each as published, show its date, and refresh the page when a new release lands.
