Jazeel is a Riyadh compound you can walk through before you buy. Al Majdiah opened it on 14 April 2026 with a ceremony held inside the finished scheme, attended by its chairman, Khalid bin Abdulrahman Al Majed, and its managing director, Abdulsalam bin Abdulrahman Al Majed. At the launch, 75 percent of phase one was sold. The compound holds 144 villas in Al Sulaimaniyah, 3.1 km in a straight line from Kingdom Centre in Olaya.

Every villa follows the same generous brief: four bedrooms, six bathrooms and 461 to 474 square metres over ground, first and roof levels. They are built in an attached, townhouse format, though Al Majdiah calls them villas, and every listed home has a lift, a maid's room, a storage room, a balcony, indoor parking, a private yard and a private roof terrace. The scheme won the 2025 IRAA residential architecture award. The photographs show white two-storey frontages with palms along the internal streets.

About 40 percent of the site is green space, threaded with pedestrian walkways. Around it sit a courtyard swimming pool with lounge seating, an indoor pool behind a glazed wall, a gym, a jogging track, children's play areas, lounges and separate men's and women's clubs. Al Majdiah manages the whole compound itself, under its own operating system, so a single listed company answers for the shared facilities.

On 1 October 2026, Al Majdiah's listing showed 68 of the 144 villas: 33 available, 25 sold and 10 booked or pre-booked. Available villas ran from SAR 2,999,000 to SAR 3,613,000, before the 5 percent real estate transaction tax. Of the listed villas, most overlook the compound courtyard and ten face the garden.

Who can buy

Saudi nationals buy outright. Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Buying a completed home

Jazeel is built, so you inspect the actual villa before you commit and agree the payment terms with Al Majdiah at reservation. Title transfers to you at the notary or through the real estate registry once the price is paid in full. Ask whether bank finance is available on the villa you choose.

Costs on top of the price

List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Sulaimaniyah sits close to Olaya: Kingdom Centre is 3.1 km away in a straight line, King Saud University 8.5 km and the King Abdullah Financial District 9.7 km. At-Turaif in Diriyah is 13.3 km away and King Khalid International Airport 29.0 km. A compound of four bedroom villas with pools and clubs, this close to Olaya, is the case for Jazeel in one sentence.

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the Saudi Exchange main market under the ticker 4326 since 10 September 2025. The family's first investment building was a villa, built in Riyadh in 1969 by the late Sheikh Abdulrahman bin Nasser Al Majed; Jazeel returns to that form at the scale of a compound. The company states it has developed 2,500,000 square metres and more than 18,000 homes. The 2025 IRAA residential architecture award is the outside check on the design, and the take-up of phase one at launch is the market's.

There is one villa type, so the choice comes down to position and price. Areas vary only from 461 to 474 square metres, yet prices run from SAR 2,999,000 to SAR 3,613,000, a spread of more than SAR 600,000. Ask Al Majdiah what drives the price of each villa before you shortlist. Most listed villas overlook the compound courtyard and its pool; the ten garden-facing villas are the scarcer outlook, and worth seeing first.

Buying a finished home changes the checklist. There is no construction timetable to examine; instead, inspect the villa itself, ask what owners contribute toward the shared facilities, and agree the payment terms at reservation. Title transfers at the notary on completion of payment.
