Al Majdiah 174 is the largest of Al Majdiah's current north Riyadh apartment schemes and the most open to choice: 226 homes in eight buildings in Al Nada, with 155 still available on 1 October 2026. That is more than two-thirds of the scheme, which means a buyer here picks a floor, an aspect and a plan rather than taking whatever is left.
It is also the entry point. Two bedroom homes start at SAR 959,000 and three bedroom homes at SAR 1,219,000, both before the 5 percent real estate transaction tax. On 1 October 2026 it was the only Al Majdiah apartment scheme in north Riyadh with a starting price under SAR 1 million. All seven one bedroom homes have sold.
In Al Majdiah's renders the buildings are low and sand-coloured, set among palms and planting, with sculpted balconies turning the corners and balconies recessed into the entrance elevation. A landscaped pedestrian walk lined with palms runs through the scheme. Al Majdiah describes it as planned for privacy in a quiet residential setting, and the low massing supports that reading.
Homes have two or three bathrooms, and many include a maid's room. Plans face the front or the side, many have balconies, and selected homes carry private yards or private roof terraces, which is why a three bedroom home can measure anywhere from 100 to 277 square metres. Most homes, 175 of the 226, have basement parking; some add an outdoor bay, and a few park outdoors only.

Saudi nationals buy outright. Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Omnia checks the plot against the published map before you reserve.
Al Majdiah sells the scheme under Wafi, the off-plan sales programme overseen by the Real Estate General Authority. Buyer payments are held in a project escrow account and released against certified construction progress.
List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Nada is a newer residential district in north Riyadh. In a straight line, the King Abdullah Financial District is 6.5 km from the scheme, Kingdom Centre in Olaya 10.9 km, King Saud University 12.1 km and At-Turaif in Diriyah 13.7 km. King Khalid International Airport is 16.6 km away, closer than from Al Majdiah's schemes in Al Rabi or Hittin, which suits a household that flies often.
Al Majdiah, formally Dar Al Majed Real Estate Co., traces its roots to a single villa built in Riyadh in 1969 by the late Sheikh Abdulrahman bin Nasser Al Majed, the family's first investment building. The company itself was founded in 2014 and listed on the main market of the Saudi Exchange in September 2025 under the ticker 4326, at SAR 14 a share. A scheme of 226 homes sits comfortably within its stated record of more than 18,000 homes and 1,300 buildings.
The two bedroom homes run from 87 to 193 square metres across all four floors, with 36 available on 1 October 2026. The three bedroom homes run from 100 to 277 square metres, also from the ground to the third floor, with 119 available. The bottom of the three bedroom range sits inside the two bedroom range, and the top of both is lifted by private yards and roof terraces, so compare internal areas on the floor plans before you compare prices. Of the 226 homes, 68 had sold and 3 were booked and paid.
With this much stock, the risk is not missing out but choosing badly. Ask for the plans by floor and aspect, and decide early whether a yard, a roof terrace or a basement space matters to you, because those features are not on every home. Al Majdiah has not published a completion date, so ask for the timetable attached to the Wafi licence. Non-Saudi buyers should also confirm eligibility, which depends on residency and on whether the plot sits in one of REGA's designated zones; Omnia does that before any reservation.
