Khayala is Al Majdiah at neighbourhood scale. It brings 726 apartments in 21 buildings to Al Hamdaniyah in north Jeddah, built as part of Al Majdiah's portfolio with the National Housing Company. It is the largest scheme the developer is selling in Jeddah, and its one bedroom homes, from SAR 266,799, are the lowest entry price anywhere in its current portfolio.
The renders show apartment buildings dressed with timber-toned balconies and vertical fins, and an aerial view of a planned neighbourhood rather than a single block on an existing street. Every home has a balcony, and some face the gardens and parks that Al Majdiah has laid out across the scheme alongside its services and facilities.
The plans are compact and practical. One bedroom homes run from 64 to 82 square metres with two bathrooms. Two bedroom homes run from 102 to 110 square metres and three bedroom homes from 121 to 143 square metres, both with three bathrooms. Homes sit from the ground to the fifth floor.
Al Majdiah's current listing shows 258 of the 726 homes. On 1 October 2026, 45 of those were available, 54 had sold and 159 were booked or booked and paid, which tells you how quickly released stock is taken. Two bedroom homes start at SAR 398,736 and three bedroom homes at SAR 475,683. Every price here is before the 5 percent real estate transaction tax, and the scheme is sold off-plan under Wafi, the Real Estate General Authority's off-plan sales programme, with stage payments held in a project escrow account.

Khayala is built under Al Majdiah's portfolio with the National Housing Company, so eligibility for non-Saudi buyers must be confirmed unit by unit. Omnia confirms it with Al Majdiah before any reservation. For context, since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them.
Al Majdiah sells the scheme under Wafi, the off-plan sales programme overseen by the Real Estate General Authority. Buyer payments are held in a project escrow account and released against certified construction progress.
List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Hamdaniyah lies in north Jeddah. In a straight line the scheme is 10.2 km from King Abdulaziz International Airport, 17.4 km from Red Sea Mall and 31.3 km from Al Balad, historic Jeddah. Khayala does not trade on proximity to the old city. Its case is a complete new neighbourhood in the north of Jeddah, with its own gardens and services, at prices a first-time buyer can reach.
Khayala is part of Al Majdiah's portfolio with the National Housing Company (NHC). The construction contract for Khayala 1, disclosed in September 2025, went to Tatweej Contracting Co. and runs 36 months. That is a contract term, not a handover date. Al Majdiah has not published a completion date, so ask for the timetable attached to the Wafi licence for the building you are considering.
The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the Saudi Exchange under the ticker 4326 since September 2025. The family built its first investment property in Riyadh in 1969, and the company states it has delivered more than 18,000 homes and 1,300 buildings. For a buyer paying in stages over a long build, the listing matters: Al Majdiah publishes audited accounts and discloses material contracts, including the one behind this scheme.
Know which homes are scarce. Only eight one bedroom homes were available on 1 October 2026, so the entry price is the hardest thing in the scheme to secure. Two bedroom (19 available) and three bedroom (18 available) homes are more plentiful, and the gap between the cheapest of each is SAR 76,947, a modest step for an extra bedroom. Ask first for garden-facing homes, and register interest so Omnia can send new homes as Al Majdiah adds them to its listing.
