Using the site

We grant you a personal, non-exclusive, revocable licence to access and use the site to research property and make enquiries, for your own use or for the business you represent. You must use the site lawfully and in line with these terms and our Acceptable Use Policy. You must not resell, redistribute or systematically extract the site or its content, or use it to build or train any competing service or dataset, without our written permission.

We may update, suspend, withdraw or restrict all or any part of the site for business and operational reasons. We will try to give reasonable notice of any planned interruption, but we do not guarantee that the site, or any content on it, will always be available or uninterrupted.

The information on the site

The content on the site is provided for general information. It is not advice, and you should not rely on it. In particular, nothing on the site is investment, tax, legal or financial advice, a personal recommendation, or an offer or invitation to buy, sell or subscribe for any property, security or investment.

Property investment carries risk, including the risk of loss of capital. Prices and rental income can fall as well as rise, and past performance is not a reliable indicator of future results. Please read our Important Information and take your own independent advice before making any decision.

We take reasonable care to keep the information on the site up to date, but we make no representations, warranties or guarantees, whether express or implied, that it is accurate, complete or current. Specific opportunities, prices, availability, taxes, ownership rules and residency thresholds change, and must be confirmed independently before you act.

We provide information about direct property investments. We are not authorised or regulated by the Financial Conduct Authority. Direct investment in property is not, in itself, a regulated activity, and the protections of the UK financial services regime, including the Financial Ombudsman Service and the Financial Services Compensation Scheme, do not apply to it.

Intellectual property

We own or licence all intellectual property rights in the site and the material published on it, including text, images, photography, design, logos and brand marks. These are protected by law. You may print and download extracts for your own personal, non-commercial use, but you must not modify them or use them for any commercial purpose without our written permission.

You must not use our logos or brand marks without our prior written consent, and you must not remove any copyright or proprietary notices.

Reports, market intelligence and other materials we make available on request or behind a sign-in are provided for your own use only. You must not republish, redistribute or share them, or remove any notices from them, without our written permission.

Enquiries and material you submit

When you submit an enquiry, create an account, or send us material through the site, you confirm that the information you provide is accurate and that you are entitled to provide it. We handle the personal data you submit in line with our Privacy Policy.

You must not submit anything that is unlawful, misleading, or that infringes the rights of others, and you must follow our Acceptable Use Policy.

Your account

Some features require an account, which we provide on a passwordless basis: we email you a secure sign-in link. Keep that link and your inbox secure and do not share them, because sign-in links and report-download links are personal to you. You are responsible for activity that takes place under your account, and you must be at least 18 to create one.

We may suspend or end your access to your account or to gated content if you breach these terms or our Acceptable Use Policy, or for business or security reasons. You can ask us to close your account at any time.

Links to other sites

Where the site links to other websites or resources provided by third parties, those links are for your information only. We have no control over the contents of those sites and accept no responsibility for them or for any loss that may arise from your use of them.

You may link to our home page provided you do so fairly and lawfully and do not damage or take advantage of our reputation. You must not frame the site, suggest any association or endorsement we have not given, or link in a way that is misleading. We may withdraw linking permission at any time.

Our liability

Nothing in these terms excludes or limits our liability where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence; for fraud or fraudulent misrepresentation; for breach of the terms implied by the Consumer Rights Act 2015 that cannot be excluded; and for any other liability that cannot be excluded or limited under English law. Nothing in these terms affects your statutory rights as a consumer.

If you are a consumer

We are responsible to you for foreseeable loss and damage we cause. We are not liable for loss that is not foreseeable, or for business losses, as we provide the site for your private use. The information on the site is general information, not advice, and we are not liable for decisions you take in reliance on it; please read our Important Information.

If you are a business

We exclude all implied conditions, warranties and representations to the fullest extent permitted by law. We will not be liable for loss of profits, loss of business, business interruption or loss of business opportunity, or for any indirect or consequential loss. Our total liability to you in connection with the site is limited to the amount, if any, you have paid us to access the site.

We take reasonable care to keep the site secure, but we do not guarantee that the site or its content is free from viruses or other harmful material. Except where we have failed to take reasonable care, we are not responsible for any loss caused by such material that infects your device because of your use of the site. You are responsible for configuring your own technology and protective software.

We may revise these terms at any time by updating this page. Please check this page from time to time, because the terms in force are those that apply on the date you use the site. These terms were last updated on 17 June 2026.

General

Each of these terms operates separately. If any court or authority decides that any of them is unlawful, the rest remain in force. If we do not insist that you perform any of your obligations, or do not enforce our rights against you, or delay in doing so, that does not waive our rights. These terms are the entire agreement between us about your use of the site. We may transfer our rights and obligations under these terms to another organisation; you may not transfer yours without our written consent. These terms do not give rights to anyone other than you and us under the Contracts (Rights of Third Parties) Act 1999.

Governing law and jurisdiction

These terms, their subject matter and their formation are governed by the law of England and Wales. If you are a consumer, the courts of England and Wales have non-exclusive jurisdiction and you may also bring proceedings in your country of residence where the law allows, and you keep the benefit of any mandatory consumer protections of the country where you live. If you are a business, the courts of England and Wales have exclusive jurisdiction.
