Teraz

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, founded in 2014 and headquartered in Riyadh. Its roots go back to 1969, when the late Sheikh Abdulrahman bin Nasser Al Majed built the family's first investment building, a villa in Riyadh. The company began trading on the main market of the Saudi Exchange under the ticker 4326 on 10 September 2025, at SAR 14 a share, and states it has developed 2,500,000 square metres and more than 18,000 homes.

Hittin is a sought-after district in north-west Riyadh, and Al Majdiah already has a reference point there. Al Majdiah 178, about 3.4 km from the Teraz site, is a 158-home apartment scheme in 12 buildings with a health club, a lounge and a landscaped courtyard, sold off-plan under Wafi from SAR 1,459,000 before the 5 percent real estate transaction tax on 1 October 2026. It is no guide to Teraz's prices or format, which look different in the renders, but it shows how Al Majdiah sells in the district.

What is not yet known matters as much as what is. Al Majdiah has not published how many homes Teraz will contain, whether they will be villas, townhouses or apartments, their sizes, their prices, a payment schedule or a completion date. The renders suggest low-rise homes along landscaped lanes, but a render is a statement of design intent, not a specification. Until the price book is out, treat any figure you hear for Teraz as a guess.

Eligibility will turn on the same rules as Al Majdiah's other Riyadh schemes. Saudi nationals buy outright. Since 22 January 2026, non-Saudis may own inside the designated zones REGA publishes, and a legally resident non-Saudi may own one home for personal use outside them. Whether the Teraz plot sits inside a zone is something Omnia checks before you reserve, along with your residency status. Budget for the 5 percent real estate transaction tax on top of any list price.
