A closer reading.

Masar is one of the largest projects in Makkah. Arab News, reporting on its developer Umm Al Qura for Development and Construction in February 2025, described a destination stretching 3.5 km with hotels, serviced apartments, homes and retail, including 41,000 hotel and serviced-apartment keys, 9,000 residential units for sale, more than 330,000 square metres of retail and commercial space, a hospital, a mosque and transport infrastructure. Ma’ad Tower is one residential building within that larger plan.

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the Saudi Exchange under the ticker 4326 since September 2025. In Madinah, Al Majdiah announced on 29 September 2026 that phase one of its Meshraf Al Majdiah neighbourhood, 304 homes, had sold in full to non-Saudi investors, the clearest evidence so far that foreign Muslim buyers are acting on the new ownership law in the holy cities. That announcement also listed Al Majdiah’s work in Masar.

For a buyer, the practical questions are the same as for any off-plan home in the holy cities, with one addition. First, eligibility: confirm that you, or the entity buying, qualify to own in Makkah before any reservation. Second, registration: every acquisition by a non-Saudi must be recorded to be legally valid. Third, protection: when sales open, ask to see the Wafi licence and confirm that stage payments are held in the project escrow account. Fourth, cost: budget roughly 10% in combined transaction taxes and fees, plus registration, on top of the list price.

Until Al Majdiah publishes the details, this page is a place to register interest, not a price list. The renders show intent, not a finished building, and the unit mix will decide who the tower suits. Omnia will update the page when the release is announced, and registered buyers hear first.
