Makanah is a single residential tower in Al Nakheel, Riyadh, about 1.3 km in a straight line from the King Abdullah Financial District. That distance is the reason to look at it. Makanah is the closest of Al Majdiah's Riyadh schemes to the financial district, and it puts 140 apartments and penthouses into one building rather than spreading them across a compound. Al Majdiah, which also calls it Makanah Tower, is selling it off-plan under Wafi.
The homes are compact and consistent. Every listed home has two bathrooms and basement parking, and the apartments on sale sit between the second and eighteenth floors, facing north, east or south. Al Majdiah lists its one bedroom homes at 96 square metres, its two bedroom homes at 98 and its three bedroom homes at 121. The tower's single listed penthouse, at 177 square metres, has already sold.
Sales have moved quickly. Of the 70 homes on Al Majdiah's current listing, 45 had sold and 4 were booked or pre-booked on 1 October 2026, leaving 21 available: ten one bedroom homes, nine two bedroom homes and two three bedroom homes. Two bedroom homes start at SAR 1,619,000, one bedroom homes at SAR 1,749,000 and three bedroom homes at SAR 2,169,000, all before the 5 percent real estate transaction tax.
Makanah also has an answer for buyers from abroad. Al Majdiah lists Makanah among its schemes open to foreign buyers, in a release dated 29 September 2026. That is a statement about the building, not about any one buyer. Whether you can own here still depends on your residency and on the M/14 rules, and Omnia confirms it buyer by buyer before a reservation.

Saudi nationals buy outright. Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Al Majdiah lists Makanah among its schemes open to foreign buyers; Omnia still confirms each buyer's eligibility before you reserve.
Al Majdiah sells the scheme under Wafi, the off-plan sales programme overseen by the Real Estate General Authority. Buyer payments are held in a project escrow account and released against certified construction progress.
List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Makanah's address in Al Nakheel is defined by what sits around it. From the tower, the King Abdullah Financial District is about 1.3 km in a straight line, King Saud University about 5.3 km, Kingdom Centre in Olaya about 5.5 km and At-Turaif in Diriyah about 7.9 km. King Khalid International Airport is about 23 km away. For someone who works in the financial district, or a tenant who does, that is the proposition in one line: home is a short distance from the office, not a drive across the city.
The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, founded in 2014 and headquartered in Riyadh. It listed on the main market of the Saudi Exchange under the ticker 4326, with a first trading day of 10 September 2025. The company states it has delivered more than 18,000 homes and 1,300 buildings, and the family's first investment building dates to 1969. Makanah is the only tower among the Al Majdiah schemes Omnia offers; the rest are low-rise apartment buildings, villas and townhouses, so this is the one to consider if you want height and an outlook.
The price list has one feature worth understanding before you compare. Al Majdiah lists the one bedroom homes at 96 square metres and the two bedroom homes at 98, yet the one bedroom homes start higher, at SAR 1,749,000 against SAR 1,619,000 for a two bedroom home. The listed areas and room counts are Al Majdiah's own, so ask for the floor plan, floor and outlook of the specific home before weighing one against another. The three bedroom homes, at 121 square metres from SAR 2,169,000, are the scarcest: two were available on 1 October 2026.
Because Makanah is sold off-plan, the practical questions are timing and eligibility. Al Majdiah has not published a completion date, so ask for the timetable attached to the Wafi licence before you commit. Stage payments go into a project escrow account and are released against certified construction progress. A non-Saudi buyer should also confirm that the developer's foreign-ownership listing fits their own circumstances, and budget roughly 10 percent in combined transaction taxes and fees, plus registration.
