Al Majdiah 158 is finished. That one fact separates it from most of what Al Majdiah is selling today, and it changes how you buy. The scheme stands in Al Bahr, Al Khobar, and Al Majdiah has published photographs of the completed buildings, not renders. You can walk through the home you are paying for before you sign anything.

There are 116 homes in six buildings: 98 apartments and 18 villas. The apartments sit from the first to the fifth floor of white buildings under slate mansard roofs, and many of them face the sea across a balcony. Every apartment has three bathrooms, most add a storage room, and some top-floor homes carry a private roof terrace. The villas are a different proposition: glass and stone facades, five bedrooms, eight bathrooms, a maid's room, a driver's room, a storage room and a shaft prepared for a lift.

On 1 October 2026, 25 of the 116 homes were available, 75 had sold and 16 were booked or pre-booked. Three bedroom apartments started at SAR 739,100, two bedroom apartments at SAR 899,100 and five bedroom villas at SAR 2,399,000, all before the 5 percent real estate transaction tax. The order is not a misprint. In Al Majdiah's price list some three bedroom homes start below the cheapest two bedroom home, so compare the homes one by one rather than by room count.

Residents share sports clubs, separate majlis for men and women and a children's play area. The photographs also show a roof terrace lounge under a pergola and a gym lined with treadmills.

Who can buy

Saudi nationals buy outright. Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Omnia checks the plot against the published map before you reserve.

Buying a completed home

Al Majdiah 158 is built, so there is no off-plan stage. You inspect the actual home before you commit, and title transfers to you at the notary and registry once payment is complete. Where Al Majdiah accepts bank finance on the scheme, the loan funds that payment; ask at reservation.

Costs on top of the price

List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Bahr puts Al Majdiah 158 about 13.5 km in a straight line from Dhahran and 24.9 km from the King Fahd Causeway. King Fahd International Airport is 44.7 km away. Those are straight-line distances, not drive times, but they frame the address: a coastal Al Khobar district within reach of Dhahran, rather than a new suburb on the edge of the city.

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the Saudi Exchange under the ticker 4326 since September 2025. The family built its first investment property, a villa in Riyadh, in 1969, and the company states it has delivered more than 18,000 homes and 1,300 buildings. Most of its current schemes are in Riyadh; Al Majdiah 158 is its scheme in Al Khobar, and one of the few in its portfolio already standing.

The mix splits cleanly. Two bedroom apartments run from 109 to 173 square metres, with five available from SAR 899,100. Three bedroom apartments run from 109 to 218 square metres, with fifteen available from SAR 739,100, which makes them both the cheapest way in and the deepest choice left. The overlap in size between the two types is real, so read the floor plans rather than the bedroom count. The villas run from 498 to 609 square metres over ground, first and roof floors, and five of the 18 were available from SAR 2,399,000.

Buying a completed home removes the questions that dominate an off-plan purchase. There is no construction timetable to chase and no escrow schedule to follow: you inspect the actual home, agree the price, and title passes to you at the notary and registry once payment is complete. Ask at reservation whether Al Majdiah accepts bank finance on this scheme.
