Who can buy

Saudi nationals buy outright. Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Off-plan protection

Al Majdiah sells the scheme under Wafi, the off-plan sales programme overseen by the Real Estate General Authority. Buyer payments are held in a project escrow account and released against certified construction progress.

Costs on top of the price

List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Janadriyah is in east Riyadh, and Al Majdiah places Al Mashriqya 2 near Khurais Road and Dammam Road. In straight-line terms the scheme sits at much the same distance from the city's three usual reference points: about 22.2 km from Kingdom Centre in Olaya, 22.6 km from King Khalid International Airport and 23.0 km from the King Abdullah Financial District. It suits a family whose work, schools and relatives are in the east of the city more than a daily commuter to the financial district.

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the main market of the Saudi Exchange under the ticker 4326 since September 2025. The company states it has delivered more than 18,000 homes in more than 1,300 buildings, home to more than 70,000 residents. At 468 homes, Al Mashriqya 2 is one of the larger schemes in its current portfolio, and the extent of its sale is the clearest evidence on this page of how Al Majdiah's off-plan schemes are received.

A sell-through tells a buyer some things and not others. It shows that hundreds of families committed to these plans and this location on the map, under Wafi, with their stage payments held in a project escrow account and released against certified construction progress. It does not tell you what the homes will rent or resell for, and Omnia does not quote either.
