No scheme in Al Majdiah's portfolio makes the case for international buyers more plainly than Meshraf Al Majdiah. On 29 September 2026 Al Majdiah announced that phase one, 304 homes, had sold out in full for a total of SAR 231,466,000, and that every one of those homes went to non-Saudi investors. The sale followed Al Majdiah's appearance at a Saudi property exhibition in London in late August 2026, and the same announcement lists Meshraf among the developer's schemes open to foreign ownership.
The scheme sits in Al Hadra, east Madinah, about 9.6 km in a straight line from the Prophet's Mosque and 9.2 km from Quba Mosque. Al Majdiah describes it as 412 homes in 14 buildings, a mix of villas and apartments, designed as a model of sustainable development, with mosques, pedestrian walkways and children's play areas laid out across the neighbourhood.
The renders show apartment buildings lit at dusk along a landscaped street, a row of white villas under blue-grey roofs, and an aerial view in which villas and apartment buildings share one plan. Al Majdiah lists modern facades, green spaces, a lounge, a children's nursery and dedicated parking among the features, and the scheme accepts bank mortgage finance.
What is not yet public matters as much. Later phases have not been listed, so this page carries no unit table, no size schedule and no price. Al Majdiah has not published a completion date either. Anything quoted now for the next phase would be a guess, and Omnia does not trade in guesses.

In Madinah, ownership is restricted to Saudi companies and Muslim individuals, whether they reside inside or outside the Kingdom. Muslim individuals are not confined to designated zones in the holy cities, and non-Muslims are prohibited from owning property there entirely. Al Majdiah sells the scheme under Wafi, the off-plan sales programme overseen by the Real Estate General Authority. Buyer payments are held in a project escrow account and released against certified construction progress.
List prices, when released, exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Madinah does not follow the same ownership map as Riyadh or Jeddah. In the holy cities, ownership is restricted to Saudi companies and Muslim individuals, whether they live in the Kingdom or abroad. Muslim individuals are not confined to designated zones there, and non-Muslims cannot own property in Madinah at all. For a Muslim buyer living outside the Kingdom, the question at Meshraf is therefore not whether a plot falls inside a zone, but which home in the next release suits them.
Distance is the other reason buyers look here. In a straight line Meshraf Al Majdiah is 9.2 km from Quba Mosque, 9.6 km from the Prophet's Mosque and 10.4 km from Prince Mohammad bin Abdulaziz Airport. These are straight-line figures, not drive times, but they show the shape of the address: both mosques and the airport sit within roughly 10 km of the scheme.
The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the Saudi Exchange main market under the ticker 4326. Its shares first traded on 10 September 2025, after an offering priced at SAR 14 a share. The family built its first investment property, a villa in Riyadh, in 1969, and the company states it has developed 2,500,000 m², more than 18,000 homes and more than 1,300 buildings. For a buyer, the listing matters: Al Majdiah publishes audited accounts and announces material results, the phase one sale among them.
