What kinds of property can I buy?

Apartments, townhouses, villas, penthouses and branded serviced residences within the freehold zones. Off-plan and ready homes are both available, and branded residences are usually the simplest, most turnkey route for an overseas buyer.

How does buying actually work?

Reserve the unit and the price, then we run due diligence on the developer, the title and the terms before a sale-and-purchase agreement. Payments follow the plan to handover. Omnia guides you through every step.

What do payment plans and costs look like?

Off-plan is usually staged: a reservation deposit, instalments tied to construction, and a balance on handover. A registration fee of about 0.25% of the price applies on purchase, with no annual property tax to follow. Qatar levies no personal income tax, and the riyal is pegged to the US dollar at QAR 3.64, which steadies the numbers for dollar-linked buyers.

Qetaifan Island and the wider Lusail pipeline. Early-stage and conviction-led. Genuinely interesting, though we open them only to clients who understand the longer horizon and thinner liquidity.

What to be careful about

Resale timing and headline yields. The market is smaller and less liquid than the UAE, so plan to hold; and read advertised yields as gross figures, which we stress-test before you count on the income.

Wider freehold and a sharper residency route. The list of designated freehold zones was widened to ten in 2026, and a 2025 reform set a clear property-to-residency path from about QAR 730,000, on top of the metro, hotels and districts the World Cup left behind.
