The buildings are kept low: a ground floor and up to three floors above it, finished in white under grey mansard roofs, with trees along the street in Al Majdiah's renders. The show interiors are restrained, with cream sofas set against a media wall, a white kitchen with built-in ovens and a dressing room lined in dark glass wardrobes. Most homes include a maid's room, and plans face the front, the side or the gardens.

Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Off-plan protection

Al Majdiah sells the scheme under Wafi, the off-plan sales programme overseen by the Real Estate General Authority. Buyer payments are held in a project escrow account and released against certified construction progress.

Costs on top of the price

List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Rabi is a residential district in north Riyadh. Measured in a straight line from the scheme, the King Abdullah Financial District is 2.6 km away, King Saud University 8.3 km, Kingdom Centre in Olaya 8.6 km and At-Turaif in Diriyah 9.5 km. King Khalid International Airport is 19.7 km to the north. Al Majdiah describes the site as close to main roads and essential services; our advice is to drive the morning route to your own office before you reserve.

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah. Founded in 2014 and headquartered in Riyadh, it began trading on the main market of the Saudi Exchange under the ticker 4326 on 10 September 2025. A listed developer answers to shareholders and a market regulator as well as to its buyers, and its accounts are public. That does not replace due diligence on a single scheme, but it narrows the questions you need to ask.

The unit mix covers three plan types. The one bedroom homes run from 81 to 200 square metres between the ground and second floors, and only three were available on 1 October 2026. The two bedroom homes, from 100 to 263 square metres, run from the ground to the third floor, with ten available. The three bedroom homes run from 127 to 164 square metres on the ground to second floors, also with ten available. The larger stated areas include private yards or roof terraces, so compare the internal area on each floor plan.
