That changes the questions a buyer asks. There is no build to wait for and no timetable to check: you walk the building, open the cupboards and choose the home in front of you.
The buildings are neoclassical, with white facades and balconies on the street fronts and a landscaped courtyard between them. Al Majdiah places the scheme near the Eastern Ring Road and Omar bin Al Khattab Road. Residents share a gym, a lounge and green spaces. Inside, most homes include a maid's room, and selected homes open onto a private yard or a private roof terrace; some face the gardens.
The mix covers three sizes. One bedroom homes have two bathrooms, and two and three bedroom homes have three. Parking depends on the home: an outdoor bay, a basement bay or a deep basement bay, so settle which one comes with your home before you reserve.
On 1 October 2026, Al Majdiah's listing showed 179 of the 210 homes: 93 available, 55 sold and 31 booked or pre-booked. One bedroom homes started at SAR 579,000, two bedroom homes at SAR 719,000 and three bedroom homes at SAR 789,000, all before the 5 percent real estate transaction tax. That was the lowest entry price across Al Majdiah's Riyadh schemes that day.

Saudi nationals buy outright. Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Omnia checks the plot against the published map before you reserve.
Al Majdiah 163 is built, so you inspect the actual apartment before you commit and agree the payment terms with Al Majdiah at reservation. Title transfers to you at the notary or through the real estate registry once the price is paid in full. Ask whether bank finance is available on the home you choose.
List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Faruq is in east Riyadh, away from the northern districts where most of Al Majdiah's current apartment schemes sit. The straight-line distances are longer as a result: Kingdom Centre is 12.1 km away, King Saud University 17.4 km, the King Abdullah Financial District 18.3 km, At-Turaif in Diriyah 22.3 km and King Khalid International Airport 34.0 km. The trade is price. A three bedroom home here starts below the cheapest two bedroom home at Al Majdiah 192 in north Riyadh.
The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, founded in 2014, headquartered in Riyadh and listed on the Saudi Exchange main market under the ticker 4326 since September 2025. The company states it has delivered more than 18,000 homes and more than 1,300 buildings, housing more than 70,000 residents. Al Majdiah 163 is that output in finished form: fourteen buildings, built and photographed, with the price book open.
Stated areas vary widely within each bedroom count: one bedroom homes from 89 to 194 square metres, two bedroom homes from 119 to 311 and three bedroom homes from 140 to 187. The ranges are wide enough that the label alone tells you little. Ask for the floor plan and internal area of each home you consider, and check whether a yard or roof terrace is counted in the stated figure. The two bedroom homes are also the only plans that reach the third floor; one and three bedroom homes run from ground to second.
With 93 homes available across three sizes, a buyer can be selective. Ask first for garden-facing homes and for those with a private yard or roof terrace, and confirm the parking bay, since it differs from home to home. Ask too whether bank finance is available on the home you choose. Title transfers at the notary on completion of payment. If you are not a Saudi national, eligibility depends on your residency status and on whether the plot sits inside one of REGA's designated zones; Omnia confirms both before any money moves.
