The homes are three bedroom townhouses of 414 to 420 square metres over ground, first and roof levels, each with five bathrooms and balconies. The interiors are arranged around glazed internal courtyards, so the living rooms take light from the middle of the house as well as from the street. Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Buying a completed home

Derwaza is built, so you inspect the actual townhouse before you commit and agree the payment terms with Al Majdiah at reservation. Title transfers to you at the notary or through the real estate registry once the price is paid in full. Al Majdiah accepts bank mortgage finance on the scheme.

Costs on top of the price

List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

King Khalid International Airport is 10.3 km away in a straight line, the King Abdullah Financial District 13.9 km, At-Turaif in Diriyah 18.1 km, King Saud University 19.2 km and Kingdom Centre 20.2 km. For a household that flies often or works in the financial district, those are workable distances; for one tied to Olaya, test the commute first.

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the Saudi Exchange main market under the ticker 4326 since 10 September 2025. Founded in 2014 and headquartered in Riyadh, the company states it has developed 2,500,000 square metres and more than 1,300 buildings. Derwaza is one of two finished townhouse compounds it has built in Al Narjis. Its case rests on design: the arch, the ribbed walls and the glazed courtyards.

With one house type, the choice looks simple, but the details still differ. Stated areas run only from 414 to 420 square metres, so the variables are position and outlook. Courtyard-facing homes are the majority, while some sit on the front or rear corners; with two available, ask which position each one has and stand in it before deciding. Five bathrooms for three bedrooms is a generous ratio, and the glazed internal courtyards are the feature to judge in person.

With two homes available, timing is the whole question. A finished townhouse needs no construction timetable, so the checks are the house itself, the parking and the finance. Al Majdiah accepts bank mortgage finance, so arrange approval alongside the reservation rather than after it. Title transfers at the notary on completion of payment.
