Courtyard living and a choice of apartment formats in Jeddah.

One advisor, start to finish.
Speak with an advisor136 homes across four buildings in Al Salamah, Jeddah. Compare apartment and duplex layouts, courtyard photographs and current availability with Omnia.
Asala Residence - Al Salamah is Mohammed Al Habib's 136-home residential project in Jeddah's Al Salamah district. The developer lists a 25,000 m² project area, while the brochure describes four buildings and 32,754 m² of total built-up area. The offer combines apartment living with larger multi-level formats, making it relevant to buyers who want to compare a compact household plan with more separation between reception and sleeping spaces.
The photographs give this project a particularly useful sense of place. White façades, patterned screens and planted courtyard spaces create a recognisable setting, while the interior images show furnished rooms and terraces. They help a buyer understand proportions and materials, but they do not establish what is included with a particular sale. The unit specification and any furniture schedule need to accompany the price.
Al Salamah is the district reference to use when planning your viewing and comparing daily journeys around Jeddah. Within the project, building position and orientation add another layer to that location choice. A courtyard-facing home, a street-facing apartment and a multi-level residence can differ in privacy, light and the way outdoor space is used. Those differences deserve a plan-led comparison, rather than a decision based on bedroom count alone.
Omnia can request the current release, identify the building and unit references, and arrange a viewing around the layouts that fit your household. The developer also provides separate virtual tours for an apartment and a townhouse format. We can use these as an initial orientation, then confirm which illustrated features belong to the specific home you are considering.

The residences
Compare the published layouts at Asala Residence - Al Salamah, then request the current offered-unit schedule. Areas, delivery timing and inclusions need to be established for each home; the total project count is not a reservation inventory.
The illustrated two- and three-bedroom apartments and four-bedroom duplex serve different household routines. Compare stairs and privacy before size.
Show interiors include furniture and equipment. Ask for the included fixtures, appliances, smart controls and allocated parking in writing.

In detail
The published brochure includes a two-bedroom apartment identified as model 18B, a three-bedroom apartment identified as model 13B and a duplex apartment model 4A with four bedrooms on its illustrated upper floor. These are useful layout references. They do not establish the remaining stock, and the townhouse tour should not be assumed to have the same room schedule as the duplex apartment without checking the current unit documents.
For a conventional apartment, focus on the route between the entrance, family living room and bedroom corridor. For a duplex, consider how stairs shape the day: whether guests remain on the reception level, where laundry and storage sit, and how the family uses outdoor space. A multi-level plan can create privacy, but it may not suit every mobility requirement or every stage of family life.
The brochure describes smart-home features, security, parking assigned to each unit, concealed VRF air conditioning, landscaped spaces and independent water tanks. Establish the exact scope of these features in the purchase specification. In particular, ask what the smart controls operate, which parking space is allocated and who maintains shared planting and circulation areas. The project-level description does not replace a unit-specific schedule of included equipment.
The mix of architectural renders and photographs in the developer's material helps distinguish design intent from photographed spaces. Neither should be used to assume that all 136 homes have the same completion or handover position. Request a current inspection or construction update for the chosen building, together with the proposed handover terms. Omnia can then compare the shortlisted homes on layout, condition, price and ongoing responsibilities using the same set of questions.

We work with buyers who value discretion and reach across significant purchases, including residences released privately, before they are widely marketed.
We work on the buyer's side of the decision, from first viewing to completion and the years that follow.
Availability, documentation, ownership structure and unit selection, considered together, so the decision is made with the full view, not a brochure.
We help clients acquire property to hold and pass on, with clear-eyed attention to cost, structure and the considerations that come with off-plan ownership.
