Al Majdiah also calls it Adeem by Al Majdiah. Every listed home has four bedrooms, and the scheme is sold off-plan under Wafi.

The price is the headline. Four bedroom townhouses start at SAR 1,005,535 and four bedroom villas at SAR 1,259,840, before the 5 percent real estate transaction tax. Both run over ground, first and roof floors, and every listed home has seven bathrooms. The townhouses measure 298 to 308 square metres; the villas are 324.

On 1 October 2026 Al Majdiah's listing showed 102 of the 540 homes: 47 available, 47 sold and 8 booked. Of the 47 available, 44 were townhouses, running to SAR 1,342,031, and only 3 were villas, running to SAR 1,486,623. A buyer set on a villa should ask for those three first.

Al Majdiah describes Al Fursan as the Kingdom's largest residential destination, with pedestrian walkways and cycle paths linking its neighbourhoods and a range of facilities. The renders show streets of modern two-storey homes with front planting, a villa with a planted roof terrace and, from the air, a neighbourhood arranged around a central park.

Adeem Alfursan is part of Al Majdiah's portfolio with the National Housing Company. For a non-Saudi buyer, eligibility has to be confirmed unit by unit rather than assumed from the general rules, and Omnia confirms it with Al Majdiah before any reservation. The wider framework is the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14), in force since 22 January 2026.

Off-plan protection

Al Majdiah sells the scheme under Wafi, the off-plan sales programme overseen by the Real Estate General Authority. Buyer payments are held in a project escrow account and released against certified construction progress.

Costs on top of the price

List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Fursan lies north-east of Riyadh, and the scheme's position reads clearly from its distances. King Khalid International Airport is about 13.1 km in a straight line, while the King Abdullah Financial District is about 30.8 km away and Kingdom Centre in Olaya about 33.9 km. This is not an address for a daily run to the financial district. It is a home for a family that puts floor area and a planned neighbourhood ahead of a central address, and for whom the airport is closer than Olaya.

The build is contracted. A construction contract with Tatweej Contracting Co., reported in September 2025, is worth SAR 298.13 million excluding VAT and runs 36 months, and Al Majdiah said its financial impact would begin in the third quarter of 2025. A 36-month build contract is not a handover date, and Al Majdiah has not published one, so ask for the timetable attached to the Wafi licence before you commit. Stage payments go into a project escrow account and are released against certified construction progress.

The choice between townhouse and villa is narrower than the labels suggest. Both have four bedrooms and seven bathrooms over ground, first and roof floors. The villa adds 16 to 26 square metres and, at the entry prices, costs SAR 254,305 more. With 44 townhouses and only 3 villas available on 1 October 2026, most buyers will be choosing between townhouses, so the useful question is position: ask where each available home sits on the masterplan relative to the central park and the walkways.

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the main market of the Saudi Exchange under the ticker 4326 since September 2025, which states it has delivered more than 18,000 homes. The National Housing Company is its partner on this scheme. For a non-Saudi buyer, eligibility on an NHC scheme has to be confirmed unit by unit rather than assumed, and the costs run beyond the list price: budget roughly 10 percent in combined transaction taxes and fees, plus registration.
