The model 1A schedule gives 312.46 m² built-up area on a 249.89 m² plot. The model 3A overview gives 388.46 m² built-up area. These figures describe the building or land, not a measured internal floor area, and are best read alongside the drawings.
There is an important detail in the middle model. The brochure overview labels model 2A at 362.5 m², while its detailed schedule shows 363.14 m². Rather than choose one figure, we recommend obtaining the current signed area schedule for the offered villa. The difference is modest, but resolving it ensures that the price comparison uses the same measurement basis and version of the plan.
The ground-floor layouts deserve close attention where formal entertaining and family use overlap. Check whether visitors reach the majlis without crossing the private sitting room, how food is served from the kitchen and where a household member can work quietly. Upstairs, assess bathroom access and storage rather than bedroom count alone. Roof-level service rooms should remain separate from the count of family bedrooms.
