The Garden View villa is shown at 364.29 m² built-up on plots from 300 m², and the Court villa at 382.88 m² on plots from 300 m². These three examples provide a useful first comparison between the smallest published building model and two villa arrangements on a larger plot basis.
The remaining brochure models are shown at 385.93 m² and 388.23 m² built-up, both on plots from 300 m², and the Signature villa at 450.78 m² on plots from 350 m². These are built-up figures, not net internal living areas. Ask for the exact plot and component area schedule of the offered home, particularly where roofs, service rooms and covered areas contribute to the total.
Four family bedrooms appear in the published plans, with the Signature model showing four principal bedroom suites. Staff accommodation and laundry are treated separately at roof level. Compare not only the number of bathrooms but how they serve the household: the relationship between siblings' rooms, a visiting relative's accommodation and the family sitting space can make one model more useful than another without changing the bedroom count.
Sadayem's wider destination material describes parks, walking routes, schools, mosques and other community services. Those plans give context to a move to north Obhur, but their delivery and operating status should be checked independently from the villa. Before reserving, establish the plot position, current construction information, specification and proposed handover terms.
