Al Majdiah 192 is the smallest scheme in Al Majdiah's current Riyadh programme, and that is the point of it. Thirty-five apartments sit in two buildings in Al Izdihar, a settled family district in north Riyadh, each building four floors high from ground to third. There is no podium, no tower and no shared corridor running to a hundred front doors. Building A holds twenty homes and Building B holds fifteen.
The architecture borrows from modern European apartment houses. Pale stone elevations, framed windows and slate mansard roofs with dormers give the street a calm, residential face, which is unusual in a city where new apartment stock tends toward flat render and glass. Inside, the plans are arranged for families: most homes have three bathrooms, many add a storage room, and selected homes carry a maid's room.
The ground and top floors are where the scheme earns its keep. Several ground-floor homes open onto a private yard, and the third-floor homes take private roof terraces, which is why the largest two bedroom homes reach 223 square metres. Parking is in a basement for most homes, with outdoor bays for the rest.
On 1 October 2026, 27 of the 35 homes were available. Two bedroom homes start at SAR 1,059,000 and three bedroom homes at SAR 1,549,000, both before the 5 percent real estate transaction tax. The single one bedroom home has sold. Al Majdiah is selling the scheme off-plan under Wafi, the Real Estate General Authority's off-plan sales programme, so stage payments go into a project escrow account rather than straight to the developer.

The residences
Two and three bedroom apartments across four floors, most with three bathrooms, with private yards on selected ground-floor homes and roof terraces on the top floor.

Twenty-eight homes from 111 to 223 square metres, from SAR 1,059,000. Most have three bathrooms and a storage room; the top-floor plans add a private roof terrace.
Six homes from 139 to 179 square metres on the first and second floors, from SAR 1,549,000, with three or four bathrooms. Five were available on 1 October 2026.
Ground-floor homes with a private yard and third-floor homes with a roof terrace are the scarcest plans in the building. Ask for them first.

Ownership & how to buy
Saudi nationals buy outright. Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Omnia checks the plot against the published map before you reserve.
Al Majdiah sells the scheme under Wafi, the off-plan sales programme overseen by the Real Estate General Authority. Buyer payments are held in a project escrow account and released against certified construction progress.
List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

Al Izdihar sits in north Riyadh, which puts Al Majdiah 192 about 7.5 km in a straight line from the King Abdullah Financial District and under 9 km from Kingdom Centre in Olaya. King Khalid International Airport is about 19 km north. It is a district of established villas and low-rise apartments rather than a new masterplan, so the schools, mosques and daily shopping are already in place rather than promised.
The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, which listed on the Saudi Exchange under the ticker 4326 in September 2025. The family behind it built its first investment property in Riyadh in 1969, and the company states it has delivered more than 18,000 homes and 1,300 buildings. For a buyer, the listing matters more than the history: Al Majdiah publishes audited accounts and discloses material contracts, which is a stronger position than most mid-market Riyadh developers offer.
The unit mix is concentrated. Twenty-eight of the 35 homes are two bedroom apartments, from 111 to 223 square metres, and six are three bedroom apartments from 139 to 179 square metres. The spread inside the two bedroom range comes from floor position: the compact plans sit on the middle floors, while the largest are the third-floor homes with roof terraces. Prices follow the same logic, from SAR 1,059,000 for a ground-floor two bedroom home to SAR 1,769,000 for a roof-terrace home on the top floor.
Because the scheme is sold off-plan, the practical questions are timing and paperwork. Al Majdiah has not published a completion date, so ask for the timetable attached to the Wafi licence before you commit. Floor plans are shared on enquiry. If you are not a Saudi national, the second question is eligibility, which depends on whether you hold residency in the Kingdom and whether the plot falls inside one of the designated zones REGA publishes.
