Since 22 January 2026 the Law of Real Estate Ownership by Non-Saudis (Royal Decree M/14) lets non-Saudis own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi, including a Premium Residency holder, may own one home for personal use outside them. Buying a completed home

Sadu is built, so you inspect the actual townhouse before you commit and agree the payment terms with Al Majdiah at reservation. Title transfers to you at the notary or through the real estate registry once the price is paid in full. Al Majdiah accepts bank mortgage finance on the scheme.

Costs on top of the price

List prices exclude the 5 percent real estate transaction tax. Non-Saudi buyers should budget roughly 10 percent in combined transaction taxes and fees, plus registration, under the M/14 framework.

King Khalid International Airport is 9.8 km away in a straight line, the King Abdullah Financial District 15.3 km, At-Turaif in Diriyah 19.3 km, King Saud University 20.6 km and Kingdom Centre 21.7 km. Al Majdiah points to easy access to the main roads. For a family whose week runs between the airport and the financial district, the position is practical; for one tied to Olaya, test the drive.

The developer is Dar Al Majed Real Estate Co., trading as Al Majdiah, listed on the Saudi Exchange main market under the ticker 4326 since September 2025 and headquartered in Riyadh. The company states it has built more than 18,000 homes for more than 70,000 residents. Sadu is one of its two finished townhouse compounds in Al Narjis. Derwaza, under 2 km away, is the other, and with two homes left there, Sadu is where most buyers who want this district in this format will make their choice.

With 24 homes available, the choice is real, and a price range of SAR 650,000 says it matters which home you pick. Stated areas run from 432 to 476 square metres, most homes add a private yard, and the parking varies between one and two outdoor bays alongside the private space. Ask for the price list with area, yard and parking set against each home, and shortlist from that rather than from the entry price.
