Can foreigners buy property in the UAE?

Yes. Foreign buyers can own freehold in designated areas across Dubai, Abu Dhabi and the northern emirates, with title registered in your name. It is one of the longest-established foreign-ownership frameworks in the Gulf.

What kinds of property can I buy?

Apartments, villas, townhouses, penthouses and branded serviced residences within freehold zones. Both off-plan and ready homes are widely available, and the resale market is deep enough to buy and one day sell with confidence.

How does buying actually work?

Reserve the unit and the price, then we run due diligence on the developer, the title and the terms before a sale agreement and registration with the land department. Off-plan payments follow the plan to handover. Omnia guides you through every step.

What taxes will I pay?

There is no personal income tax, no annual property tax and no capital gains tax for individuals. A one-off transfer and registration fee applies on purchase, around 4% in Dubai, and Dubai levies a municipal housing fee based on a home’s rental value. We set out all costs before you commit.

Can buying help with residency?

It can. A qualifying property, from around AED 2m, can support a ten-year renewable Golden Visa for you and your family, held without an employer sponsor, a threshold that held through the 2026 visa reforms. Thresholds and rules can change, so we confirm the current position before you rely on it.

Should I buy off-plan or ready?

Off-plan brings developer pricing, payment plans and early choice, in return for a wait and a measure of completion risk. Ready homes offer certainty, immediate rental and a known building, usually at a higher entry. We assess delivery risk on every off-plan scheme first.

Dubai apartments and prime villas. Relocation, year-round tourism and a deep tenant pool keep absorption strong, while branded and beachfront homes sell on scarcity and service.

Areas we are watching

Ras Al Khaimah and the new leisure districts. Earlier in their cycle and genuinely interesting, though we weigh the thinner resale depth before we recommend them.

What to be careful about

Building quality, location and cycle timing. Liquidity cuts both ways, so selectivity on the developer and the address matters; and we stress-test advertised yields before you count on the income.

What changed recently

Residency is easier to hold. The ten-year Golden Visa via property has widened the buyer pool, drawing more long-term owners and families rather than short-term traders.
