Most clients begin with the area, not the villa. In Obhur, that means a coast Jeddah keeps for the weekend, not a district it commutes through.

Obhur is the Red Sea coast about 30 km north of central Jeddah, roughly a 20 to 30 minute drive from the city and the airport. It is the country's densest cluster of private beach clubs and gated seaside compounds, a yacht-and-weekend-home coast rather than a dense urban neighbourhood. Obhur Creek, a navigable inlet, splits the district in two: Obhur Al Shamaliyah, North Obhur, leans to resorts, seafront villas and beach compounds; Obhur Al Janoubiyah, South Obhur, mixes residential streets with towers and waterfront leisure.

The rhythm here is weekend and summer led. Many homes are second homes and chalets, used Thursday to Saturday and through the hot months, so the coast fills at weekends and around Hajj and Jeddah Season, and it is quieter midweek. This is not walkable in the European sense. It is a car-dependent, low-rise strip of walled villas and compounds along Prince Abdullah Al Faisal Street and the Corniche road, where life happens inside gates and behind sea walls.

The honest trade-off is distance and the car. It is a genuine 25 to 35 minute run to central Jeddah and Al Balad, and the offices, hospitals and top schools are back in the city, so Obhur suits lifestyle and leisure buyers more than daily-commute-to-downtown families. The upside is the water itself: diving, sailing and the private beach that a compound or a resort membership buys you. The district is also mid-transformation, with ROSHN's MARAFY canal project now extending the creek inland.

The week has two speeds. Midweek the compounds are quiet and the school run is a long drive back to the city. From Thursday the coast fills: boats out of the creek, families at the beach clubs, the barbecue smoke off the sea walls. The three notes below are what residents tend to mention first.

The water

Obhur Creek is the diving and water-sports coast: jet-skis, sailing, boat tours and some of the Red Sea reefs that put Jeddah on the map. Most of the best shoreline sits inside a compound or a resort, so the sea comes with a gate.

The clubs

Life gathers at the beach compounds and resorts: Silver Sands, the newer Rixos Obhur and its marina, Movenpick Al Nawras on its private island. A membership, not a public promenade, is how most people reach the sand here.

The distance

The city is a drive, not a walk. The airport is close, but offices, hospitals and the leading schools are back in Jeddah, which is why Obhur reads as a weekend and summer address more than a daily-commute one.

Jeddah runs roughly 10 to 15% cheaper than Riyadh for comparable housing and services, but the Obhur surcharge is the water: a private beach here is bought through a compound or resort membership, priced separately from the home.

bhur is not a neighbourhood in the way the rest of Jeddah is. It grew up around Obhur Creek, a natural navigable inlet north of the old city, as the place the city went to escape rather than a place it planned to live. To understand the area is to understand that origin, because almost everything here still follows from it: who owns, how they use it, and why the best of the coast sits behind a gate.

The creek, and the coast either side of it

Wealthy Jeddah families, and over decades a large expatriate community, built walled seafront villas, chalets and gated beach compounds along the Obhur shore. That is what gives the district its private-coast character: not a public seafront the city treats as its living room, but a chain of membership clubs and secured compounds where the beach belongs to whoever holds the deed or the card. Residents skew affluent, established families with seafront villas and private docks alongside expatriates drawn to the self-contained compound life.

The split identity is geographic. Obhur Creek divides Obhur Al Shamaliyah in the north from Obhur Al Janoubiyah in the south. The north became the resort-and-villa coast, home to most of the private beach compounds and the newer resorts. The south is a more mixed residential and leisure zone, with towers and waterfront leisure alongside the villas. Which half suits you depends entirely on whether you want the quieter seafront-villa north or the more built-up, everyday south, which is the conversation we start with rather than finish on.

What you are actually buying

What you buy in Obhur is second-home lifestyle product: seafront and near-sea villas, often 287 to 625-plus square metres and some with private docks, plus compound units, chalets and, increasingly, apartments in newer towers with Red Sea views. But a large part of the prime beach frontage is not sold freehold at all. It is accessed through membership compounds and resorts, Silver Sands and its annual apartment, bungalow or villa memberships being the clearest example, so owning a beach here often means buying into a club, not a title deed.

Resale is thinner and more bespoke than mainstream Jeddah districts. The buyer pool is a narrow affluent one, waterfront supply is limited, and pricing is negotiation led rather than index driven. Live North Obhur listings in mid-2026 run from roughly SAR 1.85m for a mid-size villa up to SAR 6.9m for larger seafront homes, with the wider portal range spanning about SAR 750k to SAR 20m at the top, per Bayut KSA listings accessed July 2026. City-level indices are the better guide: JLL put Jeddah villas near SAR 6,565 per square metre in Q2 2025, up 4.4% year on year, with the top villa tier around SAR 7,831 per square metre, via Global Property Guide.

Where it is going

The reason Obhur is worth a guide now is MARAFY. ROSHN's PIF-backed canal city runs to 11.8 million square metres, with an 11 km, 100 m-wide Red Sea canal that extends Obhur Creek inland, planned for 52,000 homes and more than 130,000 residents, with a Metro Red Line link and a canal connection to the airport, per PIF and AGBI. Momentum around it is real: the Rixos Obhur resort and villas has opened, Obhur City has launched thousands of units, and the district is being repositioned as Jeddah's marine-tourism and waterfront-lifestyle front, in step with Vision 2030.

The risks sit right beside the upside, and it is worth being plain about them. Megaproject delivery runs over years, with construction and disruption before the payoff arrives. The foreign-ownership regime took effect on 22 January 2026, and the Cabinet approved the geographical zones and implementing regulations on 23 June 2026. Jeddah is covered by published mapped zones, but eligibility is determined property by property through REGA rather than by a district name alone. And much of today's stock trades in a shallow, lifestyle-driven resale market. This is a position to hold with patience, and ideally to use while you hold it, which is the whole point of starting with the coast.

Saudi and GCC nationals can already own. For other foreign buyers the framework took effect on 22 January 2026, and the Cabinet approved the designated geographic zones in June 2026, administered by REGA. The zones are drawn on maps, not district names, so we confirm a specific building against the REGA record rather than relying on the neighbourhood.
What you hold
Freehold title where a building sits inside a designated zone. Established stock is already titled, so ownership tends to be cleaner to verify than on unbuilt land.
Residency
The Premium Residency real estate route starts at SAR 4m of appraised, unmortgaged residential property and holds for as long as eligibility, including the ownership, is maintained. Cash routes exist alongside it for those who prefer not to anchor residency to one home.
Taxes
A one-off 5% real estate transaction tax on purchase, and that is broadly the headline cost. There is no recurring tax on a completed home and no individual capital gains tax when you sell one.
