The district lies in the north of the capital. Amlak, reporting in November 2025, describes it as connected to Prince Faisal bin Bandar Road and Jabal Al-Soudah Road and linked to King Salman Road and King Fahd Road, and close to the Khuzam suburb, King Khalid International Airport and the King Salman International Airport now under construction.
That position defines who lives here. From the published coordinates of the two completed compounds in the district, King Khalid International Airport is about 10 km away in a straight line, while the King Abdullah Financial District is 14 to 15 km and Kingdom Centre more than 20 km. It suits households who travel often, or who work in the north, more than those commuting daily to Olaya.
The Kingdom’s foreign-ownership law took effect on 22 January 2026 and treats Riyadh by designated zone. Whether a particular Al Narjis address qualifies for a non-resident buyer is checked property by property on the official Saudi Properties platform, never assumed from the district name.

l Narjis answers a simple question: how much home can a family have in north Riyadh without leaving the city?
On the road north.
Riyadh’s growth has pushed steadily north, and Al Narjis sits on that axis, between the established districts nearer the centre and the airport. Its links, as Amlak describes them, run along Prince Faisal bin Bandar Road and Jabal Al-Soudah Road and out to King Salman Road and King Fahd Road. The King Salman International Airport now being built will sit in the same direction, which makes the district’s northward orientation a long-term feature rather than an accident.
A completed townhouse you can walk through is a different purchase from a render.
What the townhouses cost.
The clearest current evidence is the developer’s own price list for the two completed compounds. On 1 October 2026 Sadu, 64 townhouses, listed its available three bedroom homes from SAR 1,919,000 to SAR 2,569,000 before the 5% transaction tax, a median of about SAR 4,877 per square metre of stated area. At Derwaza, 70 townhouses, the last two listed homes were priced at SAR 2,000,000, and 83% of its listed homes were sold or booked.
Those per-metre figures look low beside north Riyadh apartments because the stated areas are large and include roofs and yards. Compare homes by internal area and by what the compound includes, not by the headline rate.
What to check before you buy.
Both compounds are completed, so the checks differ from off-plan. Inspect the actual home, not a show unit. Ask what the compound service charge covers and how the shared facilities are run. Confirm finance early: the developer accepts bank mortgages on both. And for a non-Saudi buyer, confirm the plot against REGA’s designated zones, or your residency route, before reserving.

- Who can own
- Saudi and GCC nationals can already own. For other foreign buyers the framework took effect on 22 January 2026, and the Cabinet approved the designated geographic zones in June 2026, administered by REGA. The zones are drawn on maps, not district names, so we confirm a specific building against the REGA record rather than relying on the neighbourhood.
- What you hold
- Freehold title where a building sits inside a designated zone. Established stock is already titled, so ownership tends to be cleaner to verify than on unbuilt land.
- Residency
- The Premium Residency real estate route starts at SAR 4m of appraised, unmortgaged residential property and holds for as long as eligibility, including the ownership, is maintained. Cash routes exist alongside it for those who prefer not to anchor residency to one home.
- Taxes
- A one-off 5% real estate transaction tax on purchase, and that is broadly the headline cost. There is no recurring tax on a completed home and no individual capital gains tax when you sell one.
- Letting
- Long lets register through the Ejar platform. Short-let host permits are currently restricted to Saudi nationals, though a licensed operator route exists. We map which applies before you bank on rental income.
