Hittin is where north Riyadh starts to lean west: toward the valley, toward Diriyah, and away from the dense commercial grid of Olaya.
The district sits in the north-west of the capital. Its best-known address is Boulevard City, the 900,000 square metre entertainment zone that Saudipedia places in Hittin and describes as part of Riyadh Season. To the east lies the King Abdullah Financial District; to the west, the Wadi Hanifah valley and Diriyah, home of At-Turaif, inscribed on the UNESCO World Heritage List in 2010.
For a buyer that geography matters. From the published coordinates of the two new schemes in the district, the financial district is between 5.1 and 5.6 km away in a straight line, and At-Turaif between 2.8 and 5.9 km. Few districts put a buyer this close to both the city’s new business centre and its oldest heritage site.
The Kingdom’s foreign-ownership law took effect on 22 January 2026 and treats Riyadh by designated zone. Whether a particular Hittin address qualifies for a non-resident buyer is checked property by property on the official Saudi Properties platform, never assumed from the district name.

Most Riyadh districts are places you leave in the evening. Hittin is one people drive into.
Boulevard City on the doorstep
The city’s best-known entertainment zone sits inside the district. That brings restaurants, events and life within reach, and in the Riyadh Season months it also brings traffic, so the exact street matters.
The valley to the west
Wadi Hanifah, the first destination of the Sports Boulevard to open, in February 2025, lies west of the city. For residents of west Hittin the valley and Diriyah are a short drive, not a day out.
New buildings, not only villas
Alongside its established villas, Hittin is gaining planned apartment buildings with courtyards and shared facilities, which opens the district to buyers who want a north Riyadh address without a villa’s upkeep.

he value of Hittin is its position between two Riyadhs: the new one rising around the financial district, and the old one along the valley.
Between the financial district and the valley.
Riyadh’s north has grown outward in rings, and Hittin belongs to the band that is already built and served rather than the newest suburbs further out. What sets it apart is direction. Where districts to the north-east look toward the airport, Hittin looks west, to Wadi Hanifah and Diriyah, a landscape the city is now investing in heavily.
The Sports Boulevard, a 135 km route of planted walking, cycling and riding paths along Prince Mohammed bin Salman bin Abdulaziz Road from Wadi Hanifah in the west to Wadi Al-Sulai in the east, opened its first phase on 26 February 2025, and Wadi Hanifah was among its first destinations (Saudipedia). For a district on the west side of the north, that is a long-term asset in the landscape, not a feature of any single building.
Few districts put a buyer this close to both the new financial district and the old valley.
What the new buildings cost.
The clearest current evidence is a developer’s own price list. On 1 October 2026, Al Majdiah 178, an off-plan scheme of 158 homes in 12 buildings, listed its available two and three bedroom apartments from SAR 1,459,000 before the 5% transaction tax, at a median of SAR 12,677 per square metre. In Omnia’s analysis of 1,786 homes across the developer’s lists, that was the highest median of the four north Riyadh apartment buildings, ahead of Al Rabi, Al Nada and Al Izdihar.
That is one developer’s list prices for new homes, not an index of the district. Resale villas and older apartments price on different terms, and a stated area that includes a private roof or yard will flatter any per-metre figure. Treat the number as a reference point for new stock, and ask for the floor plan behind any price.
What to check before you buy.
Three things. First, eligibility: for a non-Saudi buyer, confirm the plot against REGA’s designated zones, or your residency route, before reserving. Second, the street: Boulevard City’s seasonal crowds make the walk from a front door to a main road very different from one block to the next. Third, protection: new apartments here are sold off-plan under Wafi, so see the licence and confirm the escrow account before any payment.

- Who can own
- Saudi and GCC nationals can already own. For other foreign buyers the framework took effect on 22 January 2026, and the Cabinet approved the designated geographic zones in June 2026, administered by REGA. The zones are drawn on maps, not district names, so we confirm a specific building against the REGA record rather than relying on the neighbourhood.
- What you hold
- Freehold title where a building sits inside a designated zone. Established stock is already titled, so ownership tends to be cleaner to verify than on unbuilt land.
- Residency
- The Premium Residency real estate route starts at SAR 4m of appraised, unmortgaged residential property and holds for as long as eligibility, including the ownership, is maintained. Cash routes exist alongside it for those who prefer not to anchor residency to one home.
- Taxes
- A one-off 5% real estate transaction tax on purchase, and that is broadly the headline cost. There is no recurring tax on a completed home and no individual capital gains tax when you sell one.
- Letting
- Long lets register through the Ejar platform. Short-let host permits are currently restricted to Saudi nationals, though a licensed operator route exists. We map which applies before you bank on rental income.
