he name Al Fursan can describe a whole destination or appear within an individual project name. Keep those meanings separate. It allows you to value the wider setting while asking precise questions about the home, the services around it and the documents supporting the offer.
Understand the community programme
NHC’s published destination page identifies parks, education, health and commercial facilities within the broader plan. These categories explain the intention for the community, but they are not a dated register of services open beside an Eyal plot. Request current operating information for the facilities that matter to you.
The sequence is practical: locate the plot, identify the relevant entrance, then trace the services from that entrance. Ask what remains under construction nearby and whether the route you use during a viewing is the intended long-term approach. This produces a more useful picture than comparing community renderings alone.
Compare the three Eyal models
The accessible Eyal brochure describes model 1A at 312.46 m² built-up with a plot example of 249.89 m², and model 3A at 388.46 m² built-up. Model 2A appears at 362.5 m² in the overview and 363.14 m² on the detailed sheet. That inconsistency should be resolved against the current unit schedule, not hidden by rounding.
The main first-floor drawings show four family bedrooms. Check the other levels for their documented room uses and circulation. Decide whether the difference between two models solves a household requirement, such as separation for visitors or a work room, before treating the larger built-up total as an automatic improvement.
Eyal, Adeem and the wider shortlist
Start with Eyal Al Fursan and Adeem Al Fursan if this destination already suits the household. Compare the four-bedroom plans, private outside space, shared boundaries and the specification attached to each offer. A townhouse in Adeem and a villa in Eyal can have the same bedroom count while allocating space differently. Put both on the same destination plan to understand the location as well as the layout.
Ask for the available home’s exact reference, current drawing, specification and dated offer. The 742-villa project total is not a live stock count, and the public information reviewed does not establish a delivery commitment for each unit. Then add Khuzam if the NHC community setting appeals but the location is still open, or Sedra if apartments and townhouses deserve more weight. Keeping the shortlist to one or two homes per destination makes the differences easier to assess than comparing masterplan totals.

- Who can own
- Saudi and GCC nationals can already own. For other foreign buyers the framework took effect on 22 January 2026, and the Cabinet approved the designated geographic zones in June 2026, administered by REGA. The zones are drawn on maps, not district names, so we confirm a specific building against the REGA record rather than relying on the neighbourhood.
- What you hold
- Freehold title where a building sits inside a designated zone. Established stock is already titled, so ownership tends to be cleaner to verify than on unbuilt land.
- Residency
- The Premium Residency real estate route starts at SAR 4m of appraised, unmortgaged residential property and holds for as long as eligibility, including the ownership, is maintained. Cash routes exist alongside it for those who prefer not to anchor residency to one home.
- Taxes
- A one-off 5% real estate transaction tax on purchase, and that is broadly the headline cost. There is no recurring tax on a completed home and no individual capital gains tax when you sell one.
- Letting
- Long lets register through the Ejar platform. Short-let host permits are currently restricted to Saudi nationals, though a licensed operator route exists. We map which applies before you bank on rental income.
