On 7 January 2026, Diriyah Company and Midad Development and Real Estate Investment Company signed a joint development agreement to build the Four Seasons Hotel and Private Residences Diriyah. The agreement is valued at USD 827 million, or SAR 3.1 billion, covering both the land and the construction. It is the first large-scale collaboration between the two companies.

The scheme pairs a 159-room Four Seasons hotel with Four Seasons Private Residences on a site of 235,938 square metres inside the Diriyah masterplan. Diriyah is the 14 square kilometre cultural district northwest of central Riyadh, built around the At-Turaif UNESCO World Heritage site, and it carries close to 40 luxury hotels across its own plan and the neighbouring Wadi Safar.

The residences have not been released. No unit count, unit mix, size range, price or sales date has been published, and Midad lists the project as coming soon with early interest being registered. We hold a position on this scheme and will put registered buyers in front of the release rather than after it.

What is confirmed

A Four Seasons Private Residences component alongside a 159-room Four Seasons hotel, on a 235,938 square metre site, developed by Midad with Diriyah Company under a January 2026 joint development agreement.

What is not

Unit count, unit mix, size range, floor plans, pricing, payment terms, sales-launch date and handover date. Any figure you see quoted for these today is an estimate, whatever it is presented as.

How releases work here

Diriyah's branded lines are sold through the master developer in small releases rather than a continuous book. The Ritz-Carlton villa launch is the pattern: a first tranche, moved quickly, to buyers who were already registered.

Diriyah Company is owned by the Public Investment Fund and controls the masterplan, the release schedule and the branded programme. On delivery risk, that is the strongest counterparty available in this market.

A deliberately small branded set

Diriyah's branded residences run to a few hundred units in total across five operators. Scarcity here is a planning decision rather than a marketing line, and the first Ritz-Carlton villa release sold out quickly.

Nothing released, nothing priced

No unit count, mix, size or price has been published, and no sales date has been set. That is the honest state of the scheme, and it is why registering ahead of the book opening is the only useful move available.

How ownership works.

The framework

Saudi and GCC nationals can already own. For other foreign buyers the framework took effect on 22 January 2026, and the Cabinet approved the designated geographic zones and implementing regulations on 23 June 2026, administered by REGA.

How eligibility is decided

The zones are drawn on maps, not by district name, so eligibility is confirmed for a specific title against the REGA record. Because nothing here has been released, the position for a specific unit has to be checked at release.

A closer reading.

Four Seasons Private Residences Diriyah sits in the branded tier of one of the most deliberately scarce residential markets in the Gulf. Diriyah Company sells its branded lines through the master developer rather than a fragmented resale market, and the branded set is small by design: a few hundred units in total across The Ritz-Carlton Residences, Baccarat, Corinthia, Raffles and now Four Seasons. Nothing in Diriyah has handed over yet, so there is no secondary market to read.

The counterparty structure is worth understanding before the numbers arrive. Diriyah Company is the master developer and is owned by the Public Investment Fund. Midad is the developer on this scheme and is a privately held Saudi company headquartered in Riyadh, with more than twenty years in the market and a delivered record in Jeddah commercial and residential property. Four Seasons is the operator: it runs the building to its own standard under a management agreement, and it does not build the asset or carry the construction obligation. Your sale agreement names the developer, not the brand on the door.

Do not confuse this with Four Seasons Hotel and Private Residences Jeddah at the Corniche, which is a separate Midad scheme on the Red Sea and is further along. They share a developer and an operator and nothing else. Wadi Safar, the 62 square kilometre resort masterplan next to Diriyah, carries no Four Seasons at all.

When will Four Seasons Diriyah be completed?

No completion or handover date has been published by Diriyah Company, Midad or Four Seasons. Dates circulating on aggregator sites are not attributed to any of the three parties, so we do not repeat them.

Who is developing Four Seasons Diriyah?
