Four Seasons Private Residences Diriyah sits in the branded tier of one of the most deliberately scarce residential markets in the Gulf. Diriyah Company sells its branded lines through the master developer rather than a fragmented resale market, and the branded set is small by design: a few hundred units in total across The Ritz-Carlton Residences, Baccarat, Corinthia, Raffles and now Four Seasons. Nothing in Diriyah has handed over yet, so there is no secondary market to read.

The counterparty structure is worth understanding before the numbers arrive. Diriyah Company is the master developer and is owned by the Public Investment Fund. Midad is the developer on this scheme and is a privately held Saudi company headquartered in Riyadh, with more than twenty years in the market and a delivered record in Jeddah commercial and residential property. Four Seasons is the operator: it runs the building to its own standard under a management agreement, and it does not build the asset or carry the construction obligation. Your sale agreement names the developer, not the brand on the door.

Do not confuse this with Four Seasons Hotel and Private Residences Jeddah at the Corniche, which is a separate Midad scheme on the Red Sea and is further along. They share a developer and an operator and nothing else. Wadi Safar, the 62 square kilometre resort masterplan next to Diriyah, carries no Four Seasons at all.

What we can tell you today is the deal, the site, the operator and the context. What we cannot tell you is the price, the mix or the handover, because none of it exists publicly. When it does, this page carries it first.

What is Four Seasons Diriyah?

It is a joint development between Diriyah Company and Midad Development and Real Estate Investment Company, announced on 7 January 2026, comprising a 159-room Four Seasons Hotel Diriyah and Four Seasons Private Residences on a 235,938 square metre site inside the Diriyah masterplan. The agreement is valued at USD 827 million, or SAR 3.1 billion, covering land and construction.

How much do Four Seasons Private Residences Diriyah cost?

No pricing has been published. As at August 2026 there is no public price list, no price per square metre and no starting price for the residences, and no sales-launch date has been announced. We will publish pricing here the day it is released.

How many residences are there at Four Seasons Diriyah?

The residence count has not been published. The hotel is confirmed at 159 rooms, but no unit count, unit mix or size range has been released for the Four Seasons Private Residences component.

When will Four Seasons Diriyah be completed?

No completion or handover date has been published by Diriyah Company, Midad or Four Seasons. Dates circulating on aggregator sites are not attributed to any of the three parties, so we do not repeat them.

Who is developing Four Seasons Diriyah?

Midad Development and Real Estate Investment Company is the developer, working with Diriyah Company, the Public Investment Fund owned master developer of Diriyah, under a joint development agreement. Four Seasons is the operator: it runs the building under a management agreement and does not build the asset.

Is this the same as Four Seasons Jeddah?

No. Four Seasons Hotel and Private Residences Jeddah at the Corniche is a separate Midad scheme on the Red Sea coast and is further along in delivery. The two share a developer and an operator, and nothing else. Wadi Safar, next to Diriyah, carries no Four Seasons.

Can foreigners buy at Four Seasons Diriyah?

Saudi Arabia's foreign-ownership framework took effect on 22 January 2026, with the designated zones and implementing regulations approved on 23 June 2026 and administered by REGA. Eligibility is determined against the REGA map for a specific title rather than by district name, and because nothing here has been released the position for a given unit must be confirmed at release. Take current legal advice.

How do I register interest before the launch?

Through us. We hold a position on this scheme and register buyers ahead of the release, which matters here because Diriyah's branded lines are sold in small tranches through the master developer and the first Ritz-Carlton release moved quickly to buyers who were already on the list.
