How much property do I need to buy for Oman’s Golden Residency?
OMR 200,000 or more, in a finished home with a title deed inside an Integrated Tourism Complex. The residency lasts 10 years and is renewable. The older OMR 250,000 and OMR 500,000 tiers no longer apply.
Can I get residency in Oman if I buy off-plan?
Yes. Royal Oman Police Decision 87/2026 gives the owner of an unfinished ITC home a sponsor-free permit of six to twelve months, renewable on a certificate from the authority. Once the home is registered, the two-year owner visa or the Golden Residency takes over.
Is there a minimum price for the property owner visa?
No. Any finished home in an Integrated Tourism Complex gives the owner a two-year visa, whatever it cost. It lasts while the home is yours.
Where can foreigners buy property in Oman?
In Integrated Tourism Complexes, Sultan Haitham City, Al Thuraya City, Al Jabal Al Aali and Surouh, as the Ministry of Housing and Urban Planning restated on 28 June 2026.
Does residency through property cover my family?
The Golden Residency extends to a spouse, children and first-degree relatives. The off-plan permit extends to a spouse and first-degree relatives.
