Trump International Hotel, Oman is the flagship hospitality component of the AIDA masterplan, a 140-key five-star resort with branded serviced residences, set on the cliffs at Yiti roughly 100 to 130 metres above the Sea of Oman. Dar Global, the London-listed (DAR) international arm of Dar Al Arkan with more than 15,300 homes delivered over around 29 years, develops it with OMRAN, Oman’s state tourism developer; the Trump Organization is the brand-licence and golf-management partner. The investment scope reported for this component is around 500 million US dollars, which is the hotel and resort, not the whole of AIDA.

The homes offered for sale are one to three bedroom branded residences. The developer publishes an overall size envelope of roughly 43 to 138 square metres (about 462 to 1,485 square feet) across the room and suite types, rather than fixed per-type bands. They are delivered furnished and turnkey, which is what lets an owner place a home into hotel management and treat it as a serviced second home.

The architecture is the draw. The resort is terraced into the rock, with signature hanging suites that step down the cliff, private pools and ensuite bedrooms opening to floor-to-ceiling sea views. The Trump-branded interior specification is confirmed on the current spec; the developer does not name appliance brands, so we do not.

Amenities span the hotel and the masterplan: the 18-hole Trump International championship golf course, a members-only club, a cliff-edge venue, private beach access at Aida Beach, a spa and wellness centre, infinity and swimming pools, multiple restaurants and cafes, banquet and meeting facilities, a fitness centre, an observation deck, walking and mountain-biking trails and children’s splash areas. Completion is set for December 2028.

AIDA is a Dar Global and OMRAN Group venture: a roughly 4.3 million square metre cliffside tourism complex at Yiti on the Muscat coast, about 130 metres above the Gulf of Oman and organised around a Trump International golf course and hotel. A turnkey, hotel-managed residence inside a golf and hotel destination tends to draw holiday-let and managed-rental interest rather than long-term city tenants, with the operator running the let on the owner’s behalf. Set against this are honest counterweights: a long off-plan horizon to the December 2028 opening, purchase in Omani rials and the currency exposure that carries, and Oman’s planned personal income tax to weigh on a long hold.
