Omnia presents AIDA, the cliffside destination taking shape at Yiti on the coast of Muscat. It is a joint venture between Dar Global, the London-listed international arm of the Saudi developer Dar Al Arkan, and OMRAN, the Sultanate’s own tourism-development company. Across roughly 3.5 million square metres of terrain about 130 metres above the Gulf of Oman, it gathers a Trump International championship golf course and hotel, branded residences and a run of villa collections into one resort community, with homes from one-bedroom apartments to seven-bedroom oceanfront villas.
AIDA is being built as a whole place, and it is being built in phases. The first homes, the seafront Oceana villas, are due in 2027; the Trump hotel and the 18-hole course open in December 2028; the other collections hand over across the years between. It is fair to say that AIDA today is an emerging resort community on a cliff rather than an established neighbourhood: a buyer is committing to the destination as it forms, which is where both the early pricing and the delivery risk come from.
Ownership is freehold and open to all nationalities, because AIDA sits within an Integrated Tourism Complex; the detail, including the residency a qualifying purchase can support, is set out under How ownership works below. The residences
AIDA brings several distinct collections to market, from entry apartments to golf and oceanfront villas, each set into the cliffs and oriented to the sea or the course.

The Great Escape and Marriott Residences offer one to three bedroom apartments, the most accessible way into AIDA, from a guide of around 200,000 pounds.
The Trump Golf Villas, Fairway Villas, Oceana Villas and Sunrise Haven collections run from three to seven bedrooms, set on the fairways or the cliffs.

AIDA sits within an Integrated Tourism Complex (ITC), which is how Oman allows non-Omanis of all nationalities to own freehold property, with a registered title deed that passes to heirs. AIDA occupies a dramatic stretch of the Yiti coast, terraced into cliffs that rise roughly 100 to 130 metres above the Gulf of Oman, where the air runs two to three degrees cooler than central Muscat. It sits about 10 km from Al Bustan and old Muscat and around 25 km from the international airport, close enough for the city but far enough to feel like a retreat. The homes are cut into the slope to face either the sea or the golf course, with walking, running and mountain-biking trails, viewing decks and parks threaded through the terrain between them.
Rather than one product, AIDA is a set of collections at different points on the cliff, each with its own page. Oceana takes the seafront; Fairway Villas and the Trump Golf Villas line the championship fairways; Sunrise Haven sits beside the course; and the Great Escape and Marriott Residences carry the apartments, the most accessible way in from a guide of around 200,000 pounds. The Trump Golf Villas, at roughly 1.56 million pounds, sit at the top of the range. A planned Nickelodeon family resort and the Trump hotel anchor the leisure offer.

Dar Global is listed on the London Stock Exchange (DAR) and is the international arm of Dar Al Arkan, one of Saudi Arabia’s largest listed developers, which reports more than 15,300 homes delivered over around 29 years. Its branded portfolio runs across the Gulf, including Trump-branded towers and residences in Dubai, Jeddah and Riyadh. OMRAN, its partner here, is the Omani government’s tourism-development company under the Oman Investment Authority, the public body behind several of the country’s flagship destinations. The Trump Organization, Marriott and Nickelodeon lend their brands to specific components; none of them is the developer.
Day to day, AIDA is organised around the golf, the hotel and the coast. Residents have the 18-hole championship course and clubhouse, swimming pools, wellness and fitness, restaurants and cafes, parks and children’s areas, and the trail network across the cliffs. It is built for a second home or a long hold by the sea, not a daily commute into Muscat.
