Omnia presents The Great Escape 2, an apartment phase within the AIDA masterplan at Yiti, Muscat, and the most accessible way into the destination. Developed by Dar Global, the London-listed (DAR) international arm of Dar Al Arkan, which reports more than 15,300 homes delivered over around 29 years, with OMRAN, Oman’s state tourism partner, it sits across two cliffside buildings of seven and nine storeys, set above the Gulf of Oman so that the balconies look out over the sea, the golf course or the cliffs.
The homes are one, two and three bedroom apartments, delivered semi-furnished, and they come with membership of the Trump International Golf Club Oman. Pricing starts from a guide of around 200,000 pounds, reflecting the developer’s own figure of about 262,000 US dollars, on a five-year plan: 20% on booking, 60% across 60 months and the final 20% at handover, plus a registration fee. The Great Escape 2 follows a first, now sold-out phase at AIDA.
Residents share the wider AIDA amenity offer and the building’s own: a cliff-edge infinity pool, a fitness centre, walking, cycling and hiking trails, 24-hour security and visitor parking. Completion is set for September 2028.
The Great Escape 2 suits buyers who want an entry point into AIDA with golf access and a coastal outlook, on a long, staged payment plan. Speak with Omnia for current availability, pricing and the official buyer materials.

Availability
Ownership & how to buy
AIDA sits within an Integrated Tourism Complex (ITC), which is how Oman allows non-Omanis of all nationalities to own freehold property, with a registered title deed that passes to heirs. A qualifying purchase can also support a renewable Oman residency visa for the owner and their family. Omnia confirms the current thresholds and your eligibility in writing before you commit.
A registration fee of around 3% applies, alongside standard purchase costs and a community service charge. Omnia sets out the current figures before you commit.

The wider picture

Muscat is the calm Gulf alternative, and for a foreign buyer it lives entirely inside a handful of designated communities.

Muscat’s from-scratch resort coast, one bay beyond the Shangri-La and Jumeirah strip. State-backed, branded, and open to foreign freehold, but still mostly a masterplan under construction.
In detail
The Great Escape 2 is an apartment phase within the AIDA masterplan, developed by Dar Global, the London-listed (DAR) international arm of Dar Al Arkan with more than 15,300 homes delivered, with OMRAN. It is the follow-on to The Great Escape, a first phase that is now sold out, and it is positioned as the entry into AIDA, the cliffside destination at Yiti above the Gulf of Oman.
The homes sit across two buildings, one rising seven storeys and the other nine, set above sea level so that the balconies orient to the sea, the golf course or the cliffs. They are one, two and three bedroom apartments, delivered semi-furnished. The developer does not publish a fixed unit count, so we do not state one.
Pricing is straightforward and developer-stated. Homes start from about 262,000 US dollars, which we carry as a guide of around 200,000 pounds, on a five-year plan of 20% on booking, 60% across 60 monthly instalments and the final 20% at handover, with a registration fee of around 3% on top. This long runway is part of the product’s appeal at the entry level.
The amenity offer pairs the building’s own facilities with the wider masterplan. Owners have a cliff-edge infinity pool, a fitness centre, 24-hour security and visitor parking, plus membership of the Trump International Golf Club Oman and access to AIDA’s trails, parks and dining. Completion is set for September 2028.
AIDA is a Dar Global and OMRAN Group venture: a roughly 3.5 million square metre cliffside resort community at Yiti on the Muscat coast, about 130 metres above the Gulf of Oman and two to three degrees cooler than the city, built around a Trump International golf course and hotel that open December 2028. It is still taking shape, handing over collection by collection. The Great Escape 2 is the entry point: one to three bedroom semi-furnished apartments from around 200,000 pounds, a follow-on to a sold-out first phase. Where the Oceana and Fairway villas sit seafront or golf-front at far higher guides, this is the apartment way into the masterplan.
Within an ITC, freehold for all nationalities and renewable residency tend to draw second-home and relocating buyers from across the Gulf and beyond, and an apartment near this price floor widens that pool further. A golf and hotel destination leans toward holiday-let and managed-rental demand rather than long-term city tenants, with resale flowing back to the same international buyer base. Set against that are honest counterweights: a long off-plan horizon to a September 2028 handover, currency exposure because you transact in Omani rials, and Oman’s planned personal income tax to weigh on a longer hold. Omnia models the cash flow and a clear exit with you rather than publishing yield figures.

We work with buyers who value discretion and reach across significant purchases, including residences released privately, before they are widely marketed.
We work on the buyer's side of the decision, from first viewing to completion and the years that follow.
Availability, documentation, ownership structure and unit selection, considered together, so the decision is made with the full view, not a brochure.
We help clients acquire property to hold and pass on, with clear-eyed attention to cost, structure and the considerations that come with off-plan ownership.
