Azure occupies AIDA's upper clifftop edge at Yiti, where the land rises around 130 metres above the Gulf of Oman. The collection is limited to 19 villas and sits behind its own gate within the wider gated destination. That creates a clear hierarchy: the homes have the privacy of a small enclave while remaining connected to the beach, golf course, hotels and landscape routes planned across AIDA. The address is approximately 20 minutes from central Muscat and 25 minutes from Muscat International Airport, making it possible to step away from the city without losing practical access to it.

There are two principal residence types. The four bedroom villa has 334.60 square metres of built-up area and plots from 390.08 to 416.42 square metres. The five bedroom villa provides 407 square metres inside, with plots ranging from 435.94 to 597.28 square metres. Both are arranged over ground, first and second floors, with open living and dining spaces, bedroom suites positioned for privacy and a private lift connecting all levels. The floor plans show two parking spaces for the four bedroom villa and three for the five bedroom villa.

FENDI Casa's role is most tangible in the fixed interior specification. Entrance halls and principal living spaces use marble or an equivalent finish, bedrooms use wood flooring, and bathrooms are lined in porcelain slabs with Duravit sanitaryware or an equivalent standard. Kitchens combine engineered stone or quartz worktops with FENDI-branded cabinetry and European appliances. FENDI-branded wardrobes continue the same design language into the bedrooms. The precise loose-furniture, lighting and decorative package should be checked against the inclusions schedule for the selected villa, rather than inferred from the marketing imagery.

The outdoor rooms are designed as an extension of the interiors. Terraces open toward the sea, private gardens create a buffer between neighbouring plots, and the plans make provision for an infinity-edge pool and outdoor landscaping. Estimated service charges are OMR 4 per square metre, calculated against total plot area, so the larger plots carry a higher annual cost.
