What 1,786 homes on Al Majdiah’s price lists say about off-plan apartment prices across Riyadh: the north-east gap, the bedroom medians and the schemes selling fastest.

  1. Four north Riyadh off-plan apartment buildings were listed at medians of SAR 10,009 to SAR 12,677 per square metre on 1 October 2026, before the 5% transaction tax.
  2. East Riyadh sat at well under half that, and Makanah, 1.3 km from the financial district, led at SAR 18,662.
  3. The median available two bedroom apartment was SAR 1,219,000 and the median three bedroom SAR 1,499,000.
  4. Of 1,786 listed homes, 67% were sold or booked; Al Mashriqya 2 had one home left of 468.

On 1 October 2026, two and three bedroom off-plan apartments in four north Riyadh buildings by Al Majdiah were listed at a median of SAR 10,009 to SAR 12,677 per square metre, before the 5% transaction tax. A completed scheme in east Riyadh sat at about half that, and a tower beside the financial district at SAR 18,662.

These are not market averages. They are Omnia’s analysis of every home that Al Majdiah, the Tadawul-listed Riyadh developer, publishes unit by unit on its own price lists: 1,786 homes across 15 schemes, read on one day. That is a narrower lens than a transaction index, and a sharper one. Every price below is a real, reservable home with a floor, a bedroom count and a stated area, and each scheme links to its full page.

The price ladder, scheme by scheme.

Ranked by the median price per square metre of the homes still available, Al Majdiah’s seven Riyadh apartment schemes fall into three clear bands. Makanah, a single tower in Al Nakheel, stands alone at the top. Four buildings in the north of the city, Al Majdiah 178 in Hittin, 183 in Al Rabi, 174 in Al Nada and 192 in Al Izdihar, form a tight middle band. East Riyadh, at Al Majdiah 163 in Al Faruq and Al Mashriqya 2 in Al Janadriyah, sits at well under half the north’s figure.

What a two or three bedroom home costs.

Pooling every available apartment across the Riyadh schemes gives a practical answer to the question buyers actually ask. The median two bedroom home was listed at SAR 1,219,000 and the median three bedroom home at SAR 1,499,000, both before the 5% transaction tax. The median one bedroom home, at SAR 679,000, needs a caution: 16 of the 29 available one bedroom homes are in Al Majdiah 163, a completed scheme in east Riyadh, so the median describes that scheme more than the city.

Two caveats keep these numbers honest. First, the three bedroom median per metre sits above the two bedroom figure because several large two bedroom homes include a private roof terrace or yard in their stated area, which spreads the price across more metres. Second, within a single scheme the cheapest home and the most expensive can differ by 40% or more on floor, outlook and outdoor space alone, so the median is a starting point, not a quote.

Distance to the financial district tracks the price.

Within this one developer’s price lists, the per-metre figure falls with distance from the King Abdullah Financial District, measured in a straight line from each scheme. Makanah, 1.3 km away, leads; the four north Riyadh buildings between 2.6 and 7.5 km form the middle band; the two east Riyadh schemes, 18 to 23 km out, sit at the bottom. It is an observation about where Al Majdiah has priced its homes, not a law of the Riyadh market, but it is a useful frame for comparing any listing.

What is selling, and how fast.

Across all 15 schemes, 1,200 of the 1,786 listed homes were sold or booked on 1 October 2026, 67% of the total. The fastest sellers are not the most expensive. Al Mashriqya 2, a 468-home off-plan scheme in east Riyadh, had one home left. Khayala in north Jeddah and Derwaza, a completed townhouse compound in Al Narjis, were 83% sold or booked. Makanah, the most expensive per metre, was 70% sold or booked, which suggests buyers are paying for the location rather than resisting the price.

Villas and townhouses sit on a different scale.

Houses are priced on large stated areas, typically 300 to 480 square metres including roofs and yards, so their per-metre figures run well below the apartments even when the price is higher. Adeem Alfursan, a National Housing Company neighbourhood north-east of the city, is the entry point at a median of SAR 4,320 per square metre. The completed compounds of Sadu and Derwaza in Al Narjis sit just under SAR 4,900, Jazeel in central Al Sulaimaniyah at SAR 6,485, and Rivan Villas at SAR 7,988.

Outside Riyadh the same price lists give two useful reference points. In north Jeddah, Khayala lists its apartments at a median of SAR 3,900 per square metre for one, two and three bedroom homes alike, the lowest figure in the portfolio. In Al Khobar, the completed Al Majdiah 158 sits at a median of SAR 5,985 across its remaining apartments and villas. Al Basateen Villas in Jeddah’s Al Muhammadiyah reaches SAR 8,958 per square metre for its 404 square metre villas.

How to use these numbers.

  • Compare internal areas, not stated areas. A home whose stated area includes a roof terrace or yard will look cheaper per metre than it is inside. Ask for the floor plan and divide by the internal area.
  • Budget beyond the list price. Every price here excludes the 5% real estate transaction tax. Non-Saudi buyers should budget roughly 10% in combined transaction taxes and fees, plus registration, under the Law of Real Estate Ownership by Non-Saudis.
  • Check how off-plan payments are protected. Six of the seven apartment schemes are sold off-plan under Wafi, which holds stage payments in escrow. Our guide to buying off-plan in Riyadh and Jeddah explains what to check before you pay.
  • Confirm eligibility first. A non-Saudi buyer’s right to own depends on residency and on whether the plot sits inside a designated zone. Omnia confirms both before a reservation. Madinah has its own rules, set out in buying property in Madinah as a non-Saudi.

The universe is every home Al Majdiah lists unit by unit on almajdiah.com, read on 1 October 2026: 1,786 homes across 15 schemes. Meshraf Al Majdiah and Teraz list none and are excluded. Status is as published: 586 available, 933 sold, and 267 booked, booked and paid or pre-booked. Some schemes publish only part of their homes; Al Majdiah 183, for example, lists 51 of 102.

Prices are list prices before the 5% real estate transaction tax and exist only for available homes, because sold homes carry no public price. Price per square metre divides each list price by the developer’s stated unit area. Medians are used throughout, and the number of homes behind each figure is shown. Distances are straight lines from each scheme’s published coordinates. The scheme pages carry the source for each figure: Makanah, Al Majdiah 178, 183, 174, 192, 163 and Al Mashriqya 2.

Limitations: one developer; list prices, not transactions; a single date. The Omnia Desk will repeat the analysis in January 2027 on the same method. For a specific home, start with the developer’s schemes and ask Omnia for the current price list and floor plan.
