Mohammed Al Habib residential portfolio atlas, 2026.

A source review of ten Mohammed Al Habib projects, with original capacity analysis, home-format comparisons and alternatives from the wider Riyadh and Jeddah market.

What this atlas measures.

This atlas covers the ten residential projects listed in Mohammed Al Habib’s available-project catalogue on 4 October 2026. Seven are in Riyadh and three in Jeddah. Their published project totals add to 4,554 homes: 4,004 in Riyadh and 550 in Jeddah. These figures describe the full scale of those projects. They do not measure current unsold stock, completed homes, recent sales or the developer’s entire historical portfolio.

The selection is deliberately narrow. It helps a buyer decide which locations and home formats deserve a closer look before asking for a current unit schedule. It is not a city-wide market sample and it does not rank investment returns. Prices, unit-level availability and delivery commitments were not available on a consistent basis across the public material reviewed, so no price league table or availability percentage has been constructed.

The underlying work combines the official catalogue, individual project pages and accessible linked brochures. Omnia has retained project-level source notes and distinguished a published project total from the scope of a particular brochure. The table is a starting index; the sections below explain where superficially similar entries need different questions.

What the distribution reveals.

Counting projects and counting homes give different pictures. Riyadh has seven of the ten projects, or 70% of entries, but 4,004 of the 4,554 published homes, or 87.9% of capacity. Kaheel alone accounts for 32.8% of all homes in the sample. These are Omnia calculations from the catalogue totals, not measures of market share, sales or demand. The sample is strongly weighted towards Riyadh and towards its largest developments.

Within the Jeddah subset, Eyal Sadayem contributes 390 of 550 homes, or 70.9%. A simple city subtotal therefore gives more weight to one villa-and-townhouse project than to the other two Jeddah entries combined. It should not be used to claim that apartments are unimportant in Jeddah or that most buyers prefer villas. The dataset records the developer’s project capacities, not household preferences.

The format mix is the more useful finding for a home search. Kaheel spans small apartments and townhouses; the two Khuzam phases concentrate on family villas; Asala Al Salamah includes apartments and multi-level layouts. There is no single typical home represented by the 4,554 total. Without model-level counts, an apartment-versus-villa percentage would be invented, so this report does not publish one.

Riyadh: choose the location and the home format together.

Kaheel is the largest entry in the sample, at 1,492 homes, and offers the broadest small-to-family-home comparison here through studios, apartments and townhouses in Sedra. It should not be read as 1,492 interchangeable apartments. A buyer needs the current mix and the plan for the offered home. The Sedra guide explains the wider ROSHN setting.

For family villas, Eyal Khuzam 1 and Eyal Khuzam 2 sit within one NHC destination but remain separate projects. Their published principal model areas match, which makes the actual phase location and plot especially important. Eyal Al Fursan provides a different destination comparison in northeast Riyadh. Read the Khuzam phase guide before treating a phase number as a specification.

Asala Al Rawdah and Asala Al Nahdah 1 bring established eastern districts into the search. Nahdah’s published mix includes apartments and three-level townhouses; its brochure identifies an indoor pool and fitness facilities, whose operating arrangements should be confirmed. Eyal Riyadh Heights adds 244 villas with three four-bedroom models. Its formal district has not been verified in the material used here, so the atlas keeps it at Riyadh city level.

Jeddah: three projects, three different briefs.

Asala Al Salamah accounts for 136 homes. The linked brochure describes four buildings and provides apartment and duplex examples. It is a useful starting point for buyers comparing a home within an established Jeddah district with a more land-intensive family format elsewhere.

Eyal Sadayem contributes 390 homes, with six published four-bedroom villa and townhouse models within the wider NHC destination north of Obhur. Al Lulu Villas, at 24 homes, is the smallest project in the sample. Its northern coastal setting is relevant to the search, but the evidence does not establish the bedroom schedule, universal sea views or private beach access.

The city’s 550-home subtotal therefore combines distinct products, not one competitive set. A family choosing between Salamah and Sadayem should first compare its everyday routes, household space and maintenance preferences. The Jeddah apartment-or-villa feature develops that decision in practical terms.

The source details that change a comparison.

Three findings deserve attention before numbers are copied into a spreadsheet. First, brochure areas use different labels. Khuzam model figures are built-up and plot areas; Kaheel plan figures are described as total area. They cannot support a single price-per-internal-square-metre comparison without more documentation.

Second, the Rawdah catalogue total of 100 homes and the linked Rawdah 3 booklet’s 20-home building are different scopes. The atlas uses the catalogue’s project total while keeping the brochure examples tied to the building they describe. Third, the Al Fursan 2A overview and detailed sheet show 362.5 and 363.14 m² respectively. We preserve that discrepancy and request the current schedule rather than selecting a figure arbitrarily.

The Al Lulu brochure link returned an access error during the source review. Its public page still supports the project’s presence and total, but it does not justify filling in missing bedroom or internal-area information. Omnia’s measurement guide turns these source differences into a practical comparison method.

Use the portfolio alongside a wider shortlist.

This atlas has a defined subject, Mohammed Al Habib’s ten catalogue projects, but a buyer’s search need not stop at that boundary. In Al Fursan, compare Eyal Al Fursan with Al Majdiah’s Adeem Al Fursan while keeping the NHC destination constant. In Jeddah, compare Asala Al Salamah with Al Majdiah’s Khayala apartments to test the location of an apartment purchase. For a villa in a different urban setting, include Al Majdiah’s Al Basateen Villas in Al Muhammadiyah.

ROSHN Group’s ALAROUS Residence announcement also matters to the broader Jeddah picture because it introduces apartments within a master community. Its figures are outside this atlas’s totals. The purpose of these comparisons is to vary one important element at a time: developer within a destination, location within a home format, or home format within a community. That yields a more informative shortlist than ranking unrelated developments by their total size.

Methodology, sources and the next decision.

The sample is the developer’s available-project filter across its first two catalogue pages, reviewed on 4 October 2026. Each project is counted once. City totals are the sum of the published project capacities, with no extrapolation to the wider market. Home formats come from project descriptions and accessible brochures; unknowns remain unclassified. The source record includes the original project links and brochure notes.

Start with the official catalogue, then the individual project links cited on Omnia’s developer page and project pages. Community context is cross-checked against PIF’s Sedra overview and NHC’s Khuzam, Al Fursan and Sadayem destinations.

The next step is a short list, not a conclusion from the largest project total. Tell Omnia which city, household format and timing suit you. We can request the current unit-level documents for those projects and compare the available homes on a consistent basis. Updated price and inventory analysis should follow those documents, rather than precede them.
