Living in Jeddah: apartment or villa, and which neighbourhood?

You can buy a villa in Al Muhammadiyah or an apartment in a new northern community. Jeddah’s housing choice is about location and layout together.

A villa can keep you in Al Muhammadiyah. An apartment can take you farther north. Choose the address and the home together.

The apartment-or-villa question leaves out half the choice.

A Jeddah home search often starts with the number of bedrooms and a preference for an apartment or villa. Location comes next, even though it can change the result completely. An apartment in Al Salamah and one in Al Hamdaniyah share a property type but sit in different parts of the city. Equally, a villa in Al Muhammadiyah and a new home north of Obhur should not be treated as substitutes merely because both have a front door and outside space.

There are also useful middle options. A duplex can separate bedrooms from living space within an apartment development. A townhouse can provide a private entrance and several floors on a smaller plot than a detached villa. The right question is which combination gives your household the rooms, privacy and location it will use.

Al Salamah and Al Muhammadiyah: different ways to stay within the city.

In Al Salamah, Mohammed Al Habib’s Asala Residence has a published mix that includes two- and three-bedroom apartment examples and a four-bedroom duplex. That makes it relevant to a family needing more separation without automatically moving to a villa community. Compare where the bedrooms sit and whether the living floor can accommodate guests while the rest of the household keeps its own space.

In Al Muhammadiyah, Al Majdiah’s Al Basateen Villas provides a different example: a 32-home villa project with three-bedroom plans. The development name can be misleading when searching by district, so use its published Al Muhammadiyah location. It is evidence that a villa search need not begin at the far northern edge of Jeddah.

Al Muhammadiyah also has a specific cultural anchor in Hayy Jameel, on Arwa bint Abdulmutalib Street. The complex is free to enter, with exhibitions and a mix of creative uses. Hayy Cinema has its own programme and ticketing. For someone who will use screenings, workshops or exhibitions regularly, that is a more concrete neighbourhood attraction than a generic promise of lifestyle amenities. It does not establish walking distance from every home in the district.

Northern Jeddah includes apartments as well as villas.

Al Majdiah’s Khayala in Al Hamdaniyah includes one-, two- and three-bedroom apartments. It belongs in an apartment shortlist if northern Jeddah suits the household. Compare it with Al Salamah on location, building scale and the actual plan, rather than assuming that moving north requires buying more land.

ROSHN Group’s ALAROUS Residence announcement provides another example of the changing mix: one-, two- and three-bedroom apartments within the wider ALAROUS community. This is a developer-announced offering, with planned facilities; the announcement does not establish that every amenity is operating. It does show why the choice between a master community and an apartment is no longer an either-or decision.

For a house, Sadayem is an NHC destination north of Obhur. Mohammed Al Habib’s Eyal Sadayem publishes six four-bedroom villa and townhouse models. The townhouse example is 322.18 m² built-up on a 250 m² plot basis; the largest villa example is 450.78 m² on a 350 m² plot basis. These figures describe building and land separately. They are not internal areas, and the extra built-up space does not mean an extra family bedroom.

That distinction matters for a household of four. If the bedroom count is already sufficient, a larger model needs to earn its place through the living arrangement, outside space or another requirement. A better-positioned smaller home may be the stronger option. Compare floor plans before treating the top model as the natural destination of the search.

The coast: public leisure, private access and the actual address.

Obhur is a reason to explore northern Jeddah, but the benefit depends on how you use the water. Obhur Corniche is free to enter, according to Visit Saudi. A regular waterfront walk therefore belongs in a different budget from a beach-club membership or a boating activity. A coastal lifestyle does not require every leisure option to be private.

It also does not follow that a home north of Obhur is beachfront. A development’s coastal description, a sea view from one position and a right of beach access are three separate facts. Establish the particular home’s outlook and the entrance to the destination you plan to use. Al Lulu Villas, for example, is described in a northern coastal setting by Mohammed Al Habib, but the public material reviewed does not establish private beach access for each home.

Jeddah’s humid coastal weather makes the position and shade of outside space relevant to its usefulness. During a viewing, look at the hours a balcony or garden receives direct sun and where air-conditioning equipment and drainage sit. In an apartment building, ask how common areas and the exterior are maintained. For a villa, identify which tasks and costs fall directly to the owner. Neither format makes maintenance disappear.

Choose the layout that solves the reason for moving.

If the move is about accommodating guests, examine the reception area and whether visitors pass through family space. If it is about a growing family, consider the bedroom arrangement and where homework happens. If it is about reducing upkeep, compare the actual service arrangement in an apartment building with the responsibilities of a house. An additional floor can improve privacy, but it can also make daily life harder for someone who needs step-free access.

For a first comparison, ask for one apartment or duplex in the district you already prefer, one northern apartment alternative and one villa or townhouse that genuinely adds something your household needs.
