Plot, built-up and internal area: reading a Saudi home plan.
The largest number on a brochure is not necessarily the space you can furnish. Identify what was measured before comparing two homes.

Four labels that answer different questions.
A property listing might quote the size of the land, the sum of its constructed floors or a total that includes areas outside the rooms. Each number can be useful. The problem begins when they are treated as interchangeable. Before asking whether a home is good value per square metre, ask which square metres are in the denominator.
The terms below are a reading framework, not a claim that every Saudi developer applies one measurement convention. Request the definition and schedule attached to the actual unit. If a brochure says total area without explaining the components, retain that wording until the breakdown is supplied.

One villa, three published measurements.
ROSHN Group’s ALAROUS C10 villa schedule gives three figures for the same model: a 400 m² plot, 407 m² gross floor area and 499 m² total built-up area. These labels should remain separate. The 92 m² difference between gross floor area and total built-up area does not, by itself, identify a terrace, garden or any other component. That requires the detailed schedule.
Now consider a purely illustrative price of SAR 2,000,000 for that measurement exercise. This is not an asking price for the C10. Dividing by 407 gives approximately SAR 4,914 per m²; dividing by 499 gives approximately SAR 4,008 per m². The same hypothetical house appears about 18.4% cheaper per square metre solely because the denominator changed. No price reduction and no additional room have occurred.
This is why a comparison sheet needs a column for the measurement label before it needs a ranking. Gross floor area is also not automatically net internal area. If two developers use different labels, obtain the underlying schedules and compare matching components. A missing internal measurement should stay missing until it is supplied.
Read the villa vertically.
Eyal Khuzam’s model 1A is a useful real example. Its brochure shows 324.93 m² of built-up area on a plot basis starting from 250 m². Those figures do not conflict: one describes construction across levels and the other describes land. Subtracting the built-up number from the plot would not tell you the garden size, because the upper floors do not occupy separate pieces of ground.
The same brochures give model 2A at 388.25 m² built-up with land from 299.55 m², and model 3A at 458.71 m² built-up on a 360 m² plot basis. The larger number does not reveal how much of the difference is a bedroom, circulation, an upper-floor room or another component. Use the floor-by-floor schedule to answer that question.
For the outdoor area, start with the ground-floor footprint and the actual plot drawing. Identify parking, setbacks, access and any space that could genuinely become a garden or sitting area. A narrow strip beside the building and a wide shaded terrace may have similar areas but different daily value. Ask about permitted use and the actual finish rather than colouring every unbuilt part of the plan green.
Do not turn total area into internal area.
Kaheel’s brochure labels apartment examples of 77, 126 and 184 m² as total areas; its three-bedroom townhouse example is 287 m² total. Those are useful plan references, but this guide does not relabel them as net internal measurements. Ask for the area schedule for the exact home and identify any outdoor component separately.
For illustration, two hypothetical homes might both be advertised at 150 m². If one figure includes a 30 m² terrace and the other measures indoor space only, the headline totals do not describe the same product. This is an illustration, not a claim about a particular Mohammed Al Habib unit. A fair table would show indoor area, outdoor area and the measurement basis in separate columns.
Keep the bedroom count separate too. A maid’s room, storage room or service space should retain its published use. If the English and Arabic plan labels differ, request a clarified room schedule. The room’s access, dimensions and intended use matter more than an inflated total on a listing.
When the brochure does not quite agree with itself.
In the Eyal Al Fursan brochure, model 2A appears at 362.5 m² in the overview and 363.14 m² on its detailed schedule. A buyer should not have to guess which is current. Keep both references, request the applicable revision and ask for the schedule that forms part of the offered home’s documents. The difference is a reason to reconcile the source, not to invent a midpoint.
Scope can be just as important as measurement. The Asala Al Rawdah catalogue entry describes 100 homes, while the linked Rawdah 3 brochure describes a 20-home building. A drawing from that booklet can explain an example layout; it does not establish the layout or availability of every home under the broader catalogue entry.
For Al Lulu, the public building-surface figure lacks the detailed breakdown needed for a like-for-like internal-area comparison, and the linked brochure could not be accessed during this review. It is more useful to leave the internal-area cell blank and request the document than to give an ambiguous number an unwarranted precision.
Build a comparison you can actually use.
For each shortlisted home, record the project and unit reference, document date, model code, plot area, reported built-up area, stated internal area and outside areas. Copy the source’s labels exactly. Add a column for what remains unanswered, including whether the drawing represents the available unit or only a sample model.
Only calculate price per square metre after the price basis and area basis match. Otherwise the calculation is mathematically neat but commercially misleading. Even a sound ratio should sit alongside layout, outlook, condition, running costs and timing. It is one comparison tool, not a verdict on the home.

Can built-up area exceed plot area?
Yes. Floors above the ground level add constructed area without requiring a separate plot. The two figures answer different questions.
Does total area mean internal area?
Not necessarily. Keep the developer’s label and request a breakdown of indoor, outdoor and other included components.
How do I compare price per square metre?
Use confirmed prices and the same defined area basis for every home. Do not mix plot, built-up and internal areas in one ranking.
What if two brochure figures differ?
Keep both references and request the current unit-specific schedule and plan revision. Do not average the figures or choose one without evidence.
