Eyal Khuzam 1 vs 2: how to choose your villa.

Compare the offered plots.

The brochures share principal villa models. Your decision should turn on the actual plot, location within the phase, specification and written offer.

What the two phase names tell you.

Eyal Khuzam 1 and Eyal Khuzam 2 are separate Mohammed Al Habib developments within NHC’s Khuzam destination in north Riyadh. The developer’s available-project catalogue lists 515 homes for phase 1 and 809 for phase 2. These are project totals, not counts of villas still for sale. A larger phase does not by itself establish a better location, more available choices or a later delivery date.

The useful comparison starts with a matched pair of actual homes. Ask for a plot reference and plan revision for each offer. Establish that both offers refer to the same model, or identify the differences before comparing price. A model name is a starting point; corner positions, orientation and plot boundaries can change how the home works.

Compare the model before the phase.

The linked brochures show three principal model sizes common to the two phases. They describe built-up area and plot area, not a certified net internal floor area. A villa can have more built-up area than land because its floors stack vertically. Do not read that ratio as a measure of garden size or usable internal space.

The main first-floor drawings show four family bedrooms. Service and ancillary rooms on upper levels should not automatically be added to the bedroom count. Check the current room schedule and access to each room. A household that needs a ground-floor bedroom, an independent work room or a place for a visiting relative should test that requirement on the drawing rather than assume a larger model supplies it.

What does the larger model actually add?

Moving from model 1A to 2A adds 63.32 m² of published built-up area, an increase of about 19.5%. The step from 2A to 3A adds 70.46 m², about 18.1%. These are Omnia calculations from the brochure figures above. All three principal first-floor plans show four family bedrooms. The extra area therefore needs to be assessed through the rooms and circulation it enlarges, rather than presented as an automatic increase in family sleeping capacity.

For a family comparing the same model in phases 1 and 2, the published area alone will not break the tie. For a family comparing 1A with 3A, there is a real size decision before the phase decision. Keeping those two comparisons separate prevents a larger phase and a larger villa from becoming the same sales argument.

Take one concrete need to the plans. If a parent works from home, identify a room with a door and the intended access to it. If a relative cannot use stairs comfortably, establish whether the offered ground-floor arrangement accommodates that requirement. A larger upper-floor area does not solve a ground-floor access need. The model schedule and the room labels are more useful here than the phase number.

Put each plot on the community map.

Khuzam is the wider NHC destination. Eyal is the Mohammed Al Habib project within it. A park, school or commercial centre appearing in the destination material is not automatically an operating facility beside either offered villa. Ask the sales team to mark the plot, the usable entrance, the relevant amenity and the connecting route on the same current plan.

Evaluate the two positions against your actual school and work journeys. Check the approach road, junctions, parking access and any neighbouring works visible at the time of the visit. Ask what will sit beyond each boundary: another villa, a road, a utility parcel or a planned facility. Where the future use is not confirmed, record that uncertainty in the comparison.

There is no need to choose a phase in the abstract. A well-positioned available plot in either phase can be more relevant than a preferred phase with no suitable home in its current release. Keep both open until the actual options are on the table.

Request two offers on the same basis.

For each home, ask for the unit or plot reference, model code, latest plan, itemised specification, current total price and dated payment proposal. Identify what the finish includes, any buyer choices and the written delivery position. The public brochures reviewed for this comparison do not establish a current unit-specific price or handover commitment.

Separate differences you can value from differences you cannot yet assess. A larger plot is measurable once confirmed. A claim that one position is better needs an explanation. A lower headline price is incomplete if the specifications or payment timing differ. Compare the written offers side by side and mark unanswered items before deciding.

What else belongs in the comparison?

A buyer who has not yet settled on Khuzam should include a comparable family home in Al Fursan. That NHC destination includes Mohammed Al Habib’s Eyal Al Fursan and Al Majdiah’s Adeem Al Fursan. They offer a way to test whether the preference is for a particular house plan or for the Khuzam location itself. The projects remain separate; an NHC destination name does not make specifications identical.

If three bedrooms are sufficient, Al Majdiah’s Derwaza in Al Narjis adds a townhouse comparison in a different district setting. It is not a direct substitute for every four-bedroom villa, but it can prevent buying a larger home simply because the initial search contained only villas. Keep the shortlist tied to the rooms and location you need.

Does phase 2 have more villas available?

Its published total is larger, at 809 homes versus 515 in phase 1. These totals do not show current unsold inventory. Request a dated availability schedule for each phase.

Are the villa models different?

The linked brochures share the principal 1A, 2A and 3A model areas. The actual plot, orientation, specification and plan revision still need comparison.

Are the published areas internal floor areas?

No. The model figures used here are labelled built-up area and plot area. They should not be represented as net internal space.

Which phase will be ready first?

The public evidence reviewed does not establish a delivery commitment for a particular available villa. Obtain the written delivery information attached to each current offer.
