As Safa is an established east Riyadh district between Al Malaz and the Eastern Ring Road, beside the Al Rajhi Grand Mosque and the Orange metro line. Omnia lists a new villa community here.
As Safa lies in east-central Riyadh. The Eastern Ring Road runs along its eastern side, Al Malaz lies to the west, Al Rabwah to the north and Al Faruq to the south. Salah Al Din Al Ayoubi Road and Prince Saad bin Abdulrahman Al Awal Road both pass within about a kilometre of the district centre.
This is the older, eastern side of the capital, closer to the historic centre than to the new towers of the north. Measured in a straight line from the district centre, Al Masmak fortress is about 7.6 km away, Kingdom Centre about 10.8 km and King Khalid International Airport about 32 km. Two stations on the Orange Line, Al-Rajhi Grand Mosque and Jarir District, are each a little over a kilometre away, and the line runs west through Al Malaz and the Railway Station toward Qasr Al-Hokm.
As Safa was already settled by the mid-1980s, when the first Al Rajhi mosque stood on its eastern side. Its successor, the Al Rajhi Grand Mosque, opened in 2004 just across the boundary in Al Jazirah. Built with elements of Andalusian Moorish Revival design, it is one of the largest mosques in Riyadh.
Daily life is local and practical, with neighbourhood mosques, supermarkets and clinics among family houses and apartment buildings. For green space, King Abdullah Park in Al Malaz is about 3.7 km away, and Riyadh’s main railway station, on the line to Dammam, is about 4 km from the district centre.
Omnia lists Eyal Riyadh Heights by Mohammed Al Habib, a project of 244 four bedroom villas on a published site of 72,000 square metres. There are three models, A11, A12 and A13, close to one another in built-up area, so the choice turns on the plan and the plot rather than the size. The first-floor plans show four family bedrooms, with staff and laundry rooms kept separately at roof level. The developer publishes a map pin rather than a street address; it falls in As Safa, and the formal address should be confirmed in the unit documents.
As Safa suits a family that wants a new four bedroom villa in an established part of the city, near the old centre and the Orange Line, rather than on the northern edge. It is a long way from the financial district and the airport, and its streets are older and busier than a new suburb’s. Construction status and handover timing have not been published for this project, so confirm both for the villa you are offered. Under the Law of Real Estate Ownership by Non-Saudis, in force since 22 January 2026, non-Saudis can own inside the designated zones REGA publishes on the Saudi Properties platform, and a legally resident non-Saudi may own one home for personal use outside them. Zones follow mapped plots, not district names, so Omnia checks the exact property in As Safa before you reserve.
