Orientation

Most clients begin with the area, not the villa. In Wadi Safar that means reading a district still being built, and being honest about what exists today.

Wadi Safar is a roughly 60 sq km gated estate district inside the USD 63.2bn Diriyah giga-project, set in wadi (dry valley) landscape about 20 km from central Riyadh and just south-west of the At-Turaif UNESCO quarter. Diriyah proper is the urban-heritage district around the historic site; Wadi Safar is its countryside arm, planned around a 27-hole Greg Norman golf course, an equestrian and polo club, and eight hotels totalling 774 keys. The proposition is members-club country living, not a walkable urban neighbourhood.

Today it is largely a construction site with real progress on the ground. By December 2023 the first nine holes and driving range of the Royal Diriyah Golf Club were complete, along with the Eastern Gate and the Wadi Safar Experience Center, and the Aman, Oberoi and Six Senses hotels and the equestrian and polo club had broken ground (Diriyah Company / wadisafar.com, 12 December 2023). Everything residential is off-plan, with handover targeted for end-2029 to 2030. There is no established resident community here yet.

What you are buying into is a masterplan, not a finished place. The reported buyer profile so far is Saudi families, GCC investors, family offices and international high-net-worth buyers drawn by the golf and the brand story (PropertyWire, 29 April 2026). A day built around the valley, once it opens.

The golf, the polo and the trails are the product. Right now they are still being built.

The rhythm being designed here is country living: golf and equestrian in the cooler hours, wellness resorts, and trails through the wadi, with daily amenities planned in three community hubs rather than along streets. This is car-based estate living, not a walkable district. The three notes below are what the masterplan is organised around, stated as the plan, because the ground is not there yet.

The course and the club

The 27-hole Greg Norman signature course anchors the valley; the first nine holes and driving range were completed in December 2023. The Royal Diriyah Equestrian and Polo Club is under construction, part of a USD 2.13bn contract awarded in July 2024.

The resorts

Eight hotels are planned, 774 keys in all, among them Aman, Six Senses, The Oberoi, The Chedi, Faena, Montage and WELL. They are the wellness and dining spine of the district. No opening dates have been published.

The valley itself

The plan sets 42 km of trails, two parks and the Wadi Hanifah landscape around the homes, next to the At-Turaif UNESCO quarter and Bujairi Terrace in Diriyah. The outdoor proposition is seasonal in Riyadh’s summer heat.

adi Safar exists because of Diriyah. The valley is the countryside estate arm of the PIF-backed, USD 63.2bn giga-project regenerating the birthplace of the Saudi state around the At-Turaif UNESCO site, targeted for completion around 2030 with 42 hotels and more than 30,000 homes (Diriyah Company, 2026). To read the area is to read that parent project, because almost everything here, the golf, the resorts, the branded villas and the access roads, is being delivered on Diriyah’s timeline rather than a neighbourhood’s.

The valley, and why it was carved out

Diriyah drew Wadi Safar as its low-density estate district: a roughly 60 sq km gated masterplan of eight hotels (774 keys), a 27-hole Greg Norman course, an equestrian and polo club, three lifestyle hubs and about 140 branded residences (wadisafar.com masterplan; Six Senses press release, 2023). Where Diriyah proper is urban and heritage-led, Wadi Safar is meant to be countryside: villas on generous plots, resorts in the wadi, and a members-club rhythm of golf, polo and wellness.

Delivery stepped up through 2023 and 2024. The first nine holes and driving range were unveiled complete in December 2023, and in July 2024 Diriyah Company awarded a USD 2.13bn (SAR 8bn) contract to an Urbacon and Al Bawani joint venture for the Aman, Six Senses, Chedi and Faena hotels plus the Royal Diriyah Equestrian and Polo Club (Diriyah Company, 24 July 2024). That is real, contracted money in the ground, and it is the reason a guide is worth writing now rather than treating the valley as a render.

What you are actually buying

Everything for sale is off-plan, and our inventory sits inside DarGlobal’s Rayana master community: Rayana Mansions, which are shell-and-core estates buyers fit out themselves, the fully finished Trump Mansions, and the Altara, Amara twin-villa and D’Mansions collections. Scale is the product. Built-up areas run roughly 1,000 to 5,650 sq m on plots up to about 6,460 sq m, with reported entry pricing from about SAR 14m for Rayana and about SAR 55m for Trump Mansions at the January 2026 launch, on construction-linked payment plans (DarGlobal launch material via sales portals, January 2026).

Separate from DarGlobal, Diriyah Company sells its own hotel-branded villas in the valley: 20 Chedi Residences designed by Bjarke Ingels Group, launched September 2025, and 20 Faena Residences, launched October 2025, both part of about 140 planned branded residences and wrapped around the golf course. The headline association is the Trump brand: in January 2026 Dar Global and the Trump Organization launched Trump International Golf Club, Wadi Safar with Trump Mansions, the Trump Organization’s first project inside the Diriyah masterplan (The National, 11 January 2026). Nothing across the district is finished residential stock today.

Where it is going

Hard money is committed and the launch cadence is accelerating. Beyond the USD 2.13bn hotels and equestrian contract, DarGlobal awarded a SAR 338m (about USD 90m) Rayana infrastructure contract to Compass Bin Omairah (DarGlobal press, 2026), and trade press reports a further Wadi Safar infrastructure tender near USD 2.6bn advancing. The residential launches ran Chedi (September 2025), Faena (October 2025), then the Trump golf club and the Rayana collections (January 2026), and by April 2026 PropertyWire was describing Wadi Safar as Riyadh’s emerging ultra-prime district.

The near-term backdrop is less simple than the headlines. Riyadh villa prices rose 4.9% year on year in Q1 2026 and 6.5% through 2024, but national residential transaction volumes fell about 50% year on year in early 2026, with Riyadh activity cooling hardest (Knight Frank, June 2026). No consultancy publishes Wadi Safar-specific pricing, because there is no completed stock or resale market to measure. The questions a buyer should track are concrete: hotel and clubhouse completion dates, none of which are published, the final foreign-ownership zone map, and whether the 2029 to 2030 handover targets hold.

Ownership & rules

Who can own
Saudi and GCC nationals can already own. For other foreign buyers the framework took effect on 22 January 2026, and the Cabinet approved the designated geographic zones in June 2026, administered by REGA. The zones are drawn on maps, not district names, so we confirm a specific building against the REGA record rather than relying on the neighbourhood.
What you hold
Freehold title where a building sits inside a designated zone. Established stock is already titled, so ownership tends to be cleaner to verify than on unbuilt land.
Residency
The Premium Residency real estate route starts at SAR 4m of appraised, unmortgaged residential property and holds for as long as eligibility, including the ownership, is maintained. Cash routes exist alongside it for those who prefer not to anchor residency to one home.
Taxes
A one-off 5% real estate transaction tax on purchase, and that is broadly the headline cost. There is no recurring tax on a completed home and no individual capital gains tax when you sell one.
Letting
Long lets register through the Ejar platform. Short-let host permits are currently restricted to Saudi nationals, though a licensed operator route exists. We map which applies before you bank on rental income.

When will homes in Wadi Safar be ready?

Against that, national transaction volumes halved in early 2026, there is no Wadi Safar resale market yet to prove pricing, and returns depend on Diriyah delivering its hotels, golf and access roads roughly on schedule.

How far is Wadi Safar from the airport and central Riyadh?
