North-west Riyadh, between Hittin and As Sahafah
Al Malqa sits in north-west Riyadh, in the Al Shamal municipality, with Hittin to the south, As Sahafah to the east and Al Yasmin to the north-east. Anas bin Malik Street runs through the middle of the district, King Salman Road and Prince Turki bin Abdulaziz Al Awal Road both pass within about 2 km of its centre, and King Fahd Road is about 3 km to the east.
Measured in a straight line from the district centre, the King Abdullah Financial District is about 5.6 km away, Kingdom Centre in Olaya about 12.4 km and King Khalid International Airport about 21 km. The pull of the place is westward as much as southward: At-Turaif in Diriyah, the seat of the first Saudi state and a UNESCO World Heritage Site, is about 5.9 km from the scheme we list.
An established family district
Al Malqa is a settled district of family villas and apartment buildings, with neighbourhood mosques spread through its streets. Anas bin Malik Street, with shops and offices along it, is its main thoroughfare, and supermarkets including Tamimi sit close to the district centre. It looks toward two very different neighbours: the financial district to the south-east, and to the south, Hittin, home to Boulevard City, the entertainment zone that hosts Riyadh Season. That gives evenings out on the doorstep, and in the season months, busier roads to match.
What we list in Al Malqa
Omnia lists Al Majdiah 178, an off-plan scheme of 158 homes in twelve buildings by Al Majdiah. It sits in Al Malqa, just north of the Hittin boundary, although Al Majdiah markets it under Hittin, so you will see both names. The buildings stand around a landscaped garden courtyard threaded with lit walkways, and the developer lists a health club, a lounge and green spaces. Most homes have three bedrooms, with some two bedroom plans, and selected homes carry roof terraces or private yards. Al Majdiah accepts bank mortgage finance on the scheme, which is sold under Wafi with payments held in escrow.
Who Al Malqa suits, and what to weigh
Al Malqa suits a family that wants an established north Riyadh address with Diriyah, the financial district and Boulevard City all within reach, and a buyer who values a shared garden and a club over a private villa. The north-west is a long way from the airport and the east of the city, and Riyadh Season brings traffic to the roads around Boulevard City. No completion date has been published, so ask for the Wafi timetable, and if you are borrowing, ask your bank early how it handles off-plan stage payments.
