What does "investment and residency" property actually mean?
It means buying a home partly for the rights that come with it: a second base, and in several markets a route to residency tied to ownership. The investment and the right to live, stay and move are weighed together, rather than treating the property as a financial line alone.
Which of your markets link buying a home to residency?
Three today. In the UAE, property investment from AED 2 million can support a 10-year Golden Visa. In Saudi Arabia, qualifying real-estate investment from SAR 4 million can support residency eligibility. In Montenegro, owning a home outright supports a renewable temporary-residence permit. Rules differ by market and can change, so they should be confirmed before you commit.
Can foreign buyers own property outright in these markets?
Largely, within defined limits. Saudi Arabia opened foreign freehold to all nationalities in designated zones from 22 January 2026; the UAE allows freehold for all nationalities in designated areas of Dubai and Abu Dhabi. In Montenegro, foreign buyers can own apartments and buildings outright, with agricultural land the main restriction, usually held through a local company.
Does residency through property mean citizenship or a passport?
No. These are routes to residency, the right to live and stay, not citizenship or a passport. A Montenegrin permit, for example, is renewable while you hold the property. Eligibility, thresholds and conditions vary by market and can change, so they should be confirmed before you commit.
How should I weigh one of these homes as an investment?
Read the fundamentals as you would anywhere: market, location, developer, ownership terms, and the costs of entering and exiting, including fees such as Saudi Arabia's transfer fee of up to 5% on disposals by non-Saudis.
