Etoile by Elie Saab, Riyadh

Etoile by Elie Saab is a community of 150 branded villas within SEDRA, a large integrated masterplan by Roshn, the Public Investment Fund developer, in northern Riyadh. A point worth clarifying: SEDRA is developed by Roshn, while Etoile within it is a Dar Al Arkan project. Dar Al Arkan is the listed Saudi developer behind the villas, with more than 15,300 homes delivered over around 29 years; its international arm, Dar Global, sells separate projects overseas.

The homes are three and four bedroom villas, including Wadi Villas that look onto the Wadi Hanifa valley. Three bedroom villas sit at roughly two hundred and forty-five to three hundred square metres on plots of about two hundred to two hundred and fifty, and four bedroom villas at roughly three hundred and five to four hundred and eighty square metres on plots of about two hundred and fifty to four hundred. The exterior follows the Salmani architectural language, with monolithic forms and ancestral textured window boxes, and every villa has a private rooftop terrace and a front-facing garden.

Inside, the villas carry the Elie Saab Maison signature, with signature pieces from the Maison collection, warm wood finishes, marble and a cream palette with bronze accents. Floors and finishes use porcelain tiles and marble, and the kitchens are fitted with integrated appliances. Bedrooms come with walk-in closets and en-suite bathrooms. Specific finish schedules are confirmed with the developer on the current specification.

Timing matters here. Etoile launched in 2023 with construction from 2024 and a published completion target of late 2025. As that date has now passed, we treat the community as in final delivery rather than early off-plan, and we confirm the precise build and handover status for each villa directly with Dar Al Arkan before any commitment. On location, SEDRA sits in northern Riyadh, about fifteen minutes from King Khalid International Airport and close to Princess Nourah bint Abdulrahman University, with the wider Roshn masterplan adding schools, mosques, clinics, retail and sports facilities around the community.
