BSF mortgage portfolio sale marks third SRC deal.
Saudi Real Estate Refinance Company buys another BSF mortgage portfolio under housing-ministry sponsorship.

The Saudi Press Agency reported in Arabic on 5 October 2026 that the Saudi Real Estate Refinance Company (SRC), a Public Investment Fund firm, signed a deal for a residential mortgage book held by Banque Saudi Fransi (BSF). SPA called it the third such purchase between the two sides. Municipalities and Housing Minister Majed bin Abdullah Al-Hogail, who chairs SRC, sponsored the signing. BSF chairman Mazen bin Abdulrazzaq Al-Rumaih attended.
SPA said the pact extends SRC, BSF work on the residential loan market by giving lenders liquidity so they can keep offering home finance, and by growing the secondary mortgage market as part of national housing targets. SRC chief executive Majeed bin Fahad Al-Abduljabbar said the deal shows a solid strategic partnership and a shared push to grow the residential finance system. BSF chief executive Badr bin Hamad Al-Salloum said the bank will keep widening finance options for clients.
SPA recalled that SRC was set up in 2017 by the PIF, holds a Saudi Central Bank licence for mortgage refinance, and aims to supply liquidity to originators and lift Saudi household home ownership. The agency did not publish the portfolio’s size, price, coupon mix or remaining term.

Omnia Desk
Secondary loan sales refill originators; freehold maps still set what you can hold.
A third SRC purchase of a BSF mortgage portfolio is plumbing for the home-loan market, not a rewrite of title. When refinance capital recycles originator books, banks can keep writing new mortgages. That can ease availability and pricing pressure for Saudi buyers who need leverage. It does not redraw freehold zones or ownership rules for international buyers.
Cash buyers and foreigners who cannot use local mortgages feel this only indirectly, through how fast local demand clears stock. Our catalogue still shows off-plan Wafi homes from SAR 266,799 and completed stock from SAR 579,000, including bands such as Al Majdiah 174 from SAR 959,000. Check lender capacity and rate sheets if you need finance; check freehold maps if you do not. The GCC Property Wealth Report 2026 already flags the ownership opening as a separate track from mortgage plumbing.
