Overview

A small, growing selection of serviced, branded homes in Saudi Arabia, from the Red Sea waterfront in Jeddah to a golf enclave beside historic Diriyah.

Why a branded home in Saudi Arabia now

The question we hear most often is not which building, but what living here would actually mean. Since 22 January 2026, the Law of Real Estate Ownership by Non-Saudis has opened freehold ownership to all nationalities within designated zones, and the two developments below sit inside that change rather than ahead of it. That matters because a branded residence is a long commitment: you are buying the operator's standard of service as much as the walls, so the ground beneath it has to be settled.

The fiscal picture is unusually clean. Saudi Arabia levies no personal income, capital gains, wealth or inheritance tax, and the riyal is pegged to the US dollar, which takes a layer of currency guesswork out of a foreign purchase. A qualifying real-estate investment from SAR 4 million can support residency eligibility, and a transfer fee of up to 5% applies when a non-Saudi later sells. All of this is set against Vision 2030: Riyadh is projected to reach about 15 million residents by 2030, and the Kingdom hosts Expo 2030 and the 2034 FIFA World Cup. We can walk you through what each of these facts means for your own situation, without overstating what any of them guarantee.

The homes we can show you, and who they suit

This is a guided selection, not a long list. In Saudi Arabia it currently centres on two very different ways of living. Four Seasons Private Residences sits on the Red Sea at the Jeddah Central waterfront: 312 serviced homes operated to the Four Seasons standard, with architecture by Foster + Partners and interiors by Pierre-Yves Rochon. One- to four-bedroom homes, sky villas and penthouses come with 24-hour concierge, a residents' spa, signature dining and an optional rental programme. They are freehold and off-plan, with completion in Q4 2027 and guide prices from about £1.3M. This suits buyers who want a serviced city home on the water, a second home that runs itself, or a route toward residency.

Inland, beside historic Diriyah and west of Riyadh, Rayana at Wadi Safar takes the opposite shape: a gated, low-density enclave by Dar Global, set around an 18-hole Trump International championship golf course, a members-only club and the Trump International Hotel. The 6- to 8-bedroom freehold mansions come two ways. Rayana Mansions are delivered shell-and-core for full interior authorship, with guide prices from about £4.29M, while Trump Mansions arrive fully fitted. Both are off-plan, with completion on 31 December 2029. This is for a buyer building a family base, a golf and sport life, and a long-term hold near the capital.

How Omnia guides the purchase

Our work begins before any floor plan: understanding why Saudi Arabia, and which life you are picturing, the Red Sea waterfront in Jeddah or the quiet of Wadi Safar. From there we confirm current availability and pricing directly, read the development against the wider market, and explain the ownership, tax and residency mechanics in plain terms. We say honestly when a building is not the right fit, and we stay alongside you through completion and beyond. If branded living in the Kingdom is something you are weighing, begin the conversation with our Saudi Arabia advisory team and we will help you understand what the right outcome looks like for you.

Questions

Can a foreign buyer own a branded residence in Saudi Arabia?

Yes. Under the Law of Real Estate Ownership by Non-Saudis, effective 22 January 2026, freehold ownership is open to all nationalities within designated zones. Both Four Seasons Private Residences in Jeddah and Rayana at Wadi Safar are freehold. We confirm the current eligibility detail for your nationality and the specific development before you commit.

What taxes apply when I buy or sell?

Saudi Arabia has no personal income, capital gains, wealth or inheritance tax, and the riyal is pegged to the US dollar. A transfer fee of up to 5% applies when a non-Saudi later disposes of the property. We can set out the full cost picture for a specific purchase rather than in the abstract.
