Why the Red Sea coast, and why now

For most of its modern history, Saudi Arabia kept its coastline close. That changed on 22 January 2026, when the Law of Real Estate Ownership by Non-Saudis opened freehold ownership to buyers of any nationality inside designated zones. A waterfront home on the Red Sea is now something an international buyer can hold outright, in a country with no personal income, capital gains, wealth or inheritance tax, and a riyal pegged to the US dollar. The setting matters as much as the building. Jeddah is the Kingdom's historic gateway to the Red Sea and its most outward-looking city, and Jeddah Central is the waterfront district being built to give that coast a residential front. Under Vision 2030, with Riyadh projected to reach about 15 million residents by 2030 and the Kingdom hosting Expo 2030 and the 2034 FIFA World Cup, the question for a coastal buyer is less about a postcode and more about where long-term life and value are likely to settle.
