Overview

Al Falah is a residential district on Jeddah’s northern edge, on the western side of Al Haramain Road. Omnia lists Khayala here, Al Majdiah’s apartment neighbourhood with the National Housing Company.

Where Al Falah is, and where it is not

Al Falah lies on the northern edge of Jeddah, on the western side of Al Haramain Road, the expressway that carries the city north. Al Hamdaniyah is on the other side of that road. The distinction matters because Khayala, the scheme we list, has appeared under Al Hamdaniyah in some listings; its site sits on the Al Falah side of the highway, and that is where we place it.

From Khayala, King Abdulaziz International Airport is about 10.2 km away in a straight line, Red Sea Mall about 17.4 km and Al Balad, the historic centre, about 31.3 km. The nearest landmark of any size is King Abdullah Sports City, the city’s main stadium complex, about 2.3 km away.

A district still being built out

Much of north Jeddah is still filling in, and Al Falah reads that way. This is not the settled grid of the central districts or the Corniche; it is a part of the city where whole neighbourhoods arrive at once, planned with their own streets, gardens and services rather than slotted into an existing block.

That shapes daily life. The airport is closer than the sea, the big malls and the waterfront are a drive south, and much of what a family uses day to day is designed into the new schemes themselves. For a first home, that can be the point: new buildings, a planned setting and an entry price well below the coast.

Our listing is Khayala, Al Majdiah at neighbourhood scale: 726 apartments in 21 buildings, built as part of the developer’s portfolio with the National Housing Company. Homes run from one bedroom plans of 64 to 82 square metres to three bedroom plans of 121 to 143 square metres, from the ground to the fifth floor, and every one has a balcony. Some face the gardens and parks laid out across the scheme.

Khayala is sold off-plan under Wafi, with stage payments held in a project escrow account. Al Majdiah has not published a completion date; the construction contract for Khayala 1 runs 36 months, which is a contract term rather than a handover date.

Who Al Falah suits, and what to weigh

Al Falah suits a first-time buyer, a young family or an owner letting compact apartments in the growing north. Weigh the distance from the coast and the older centre, the open completion date, and eligibility: because Khayala is a National Housing Company scheme, non-Saudi eligibility is confirmed unit by unit, on top of the zone rules in our Jeddah guide.
