Shaza signs MoU for Mysk Oman real estate Azura beach residences.
TradeArabia reported a deal for 125 fully serviced beach residences on more than 200m of Gulf of Oman frontage, provisionally named Mysk Beach Residences.

TradeArabia reported on 1 November that Shaza Hotels, a subsidiary of Barwa Real Estate Group, had signed a memorandum of understanding with Omnia Properties for the first Mysk-branded residences in Oman, framed in coverage of Oman real estate Azura beach residences. The report said the scheme, provisionally named Mysk Beach Residences, would comprise 125 one- and two-bedroom fully serviced apartments on the Gulf of Oman coastline, with more than 200m of beach frontage and a setting described as within convenient reach of the capital.
According to the same report, the signing took place at Cityscape Qatar in Doha. Simon Coombs, CEO and President of Shaza Hotels, and Ali Mohamed Al Lawati, Chairman of Omnia Properties, sealed the agreement, with Abdulaziz Al Yahmadi and other senior representatives present. TradeArabia quoted Al Lawati on combining development expertise with Shaza’s hospitality standards, and Coombs on extending the Mysk experience into managed residential living.
The report said leisure and wellness facilities were planned, among them a main pool and a pool for children, planted outdoor areas, a restaurant open through the day, a VIP lounge, a gym, play spaces for children, a cinema and entertainment room, and small retail. It said the scheme would operate in an alcohol-free environment. An opening date was indicated in the coverage but has not been confirmed in independent filings cited here; unit prices, freehold structure and the precise plot location were not published.

Another branded beach line on paper; the foreign-buyer map is unchanged.
A Mysk-branded beach product adds a named hospitality operator and a clear unit count to Oman’s coastal pipeline. It does not, by itself, rewrite who can buy or where title sits. Our Oman vs Dubai for property investment still frames ordinary foreign purchase as generally channelled through Integrated Tourism Complexes; nothing in this MoU alters that channel or the registration headline of 3% plus fixed charges.
For pricing and branded-stock context, the Gulf Branded Residences Index 2026 already shows Oman inside a regional branded pipeline in which the Middle East holds a 26.7% global share, while Dubai remains the only deep completed market in that review. This launch is inventory talk, not transaction evidence. A buyer weighing coastal leisure stock should still ask whether the plot sits inside an ITC, what the management contract and service charge look like, and how the 125 units will be phased against existing Muscat and new-city supply we already track.
Until prices, title route and a fixed handover appear, treat the MoU as a brand and amenity signal, not a new ownership window.
