Al Mouj Muscat starts handover of 43 homes on Jinan Island.
First residents are moving into the Jinan Island Private Collection at the Muscat waterfront scheme on 2 November 2026.

Zawya reported on 2 November 2026 that Al Mouj Muscat has begun handing over the 43 homes in the Jinan Island Private Collection. The first homeowners are due to move in over the coming months. The release framed the island as a private enclave beside a lake and landscaped green space, still linked to the wider Al Mouj waterfront.
Acting CEO Ahmed Al Massan was quoted saying demand is rising for communities that combine quality, connectivity, nature and belonging, and that welcoming the first residents marks another step in that approach. The same report tied the first arrivals to Al Mouj Muscat’s 20th anniversary. It said people of more than 90 nationalities live at the scheme, which now houses 10,000 residents from 90 nationalities.
Zawya’s copy also listed access to Al Mouj Marina, the golf course, the business park, hospitality, Al Mouj Walk retail and dining, an international school, and walking and cycling routes. It described an 18-hole championship golf course listed in the world’s top 100. Unit prices, freehold status for each home and a full completion timetable for the remaining handovers were not given in the coverage used here.

Delivery proof at Al Mouj; the foreign-buyer map is still the same ITC stock.
First keys on Jinan Island matter because buyers who track Muscat lifestyle stock watch Al Mouj for whether paper schemes actually hand over. Forty-three homes moving from vision to occupancy is a concrete delivery signal at a waterfront community foreign and local buyers already know. It does not rewrite who can buy, or open a new freehold route outside the Integrated Tourism Complex rules we set out in our guide to who buys in Oman.
Our read of the Muscat market in 2026 still puts prime gross rental yields at Al Mouj and Muscat Hills in the 5-8% illustrative band. This handover neither confirms nor breaks that band; it only shows product arriving. National transaction value to end-March 2026 was OMR 678m, up 18.4% year on year, so the backdrop is active, yet vacant stock elsewhere in Muscat remains a separate story.
A buyer weighing waterfront living should check the specific title or usufruct on the unit, not the destination brochure. We do not list Jinan Island itself among the schemes we sell; our Muscat cards sit with other developers. The check is unchanged: eligibility, approval and the residency route attached to that home before any reservation.
