Argaam reported in Arabic on 1 November 2026 that Al-Hasba Real Estate said property auction sales rate trends weakened in the first nine months of 2026. The firm put actual sale proceeds at 124.95 million dinars, down 52.86 per cent from 265.08 million dinars in the same period of 2025. The share of listed lots that sold fell 11.3 percentage points to 19.4 per cent, from 30.77 per cent a year earlier.

Supply rose even as completed deals shrank. Lots offered climbed 23.6 per cent, or 184 units, to 964 against 780 a year earlier. Units sold fell 22 per cent, or 53 units, to 187 from 240. Starting prices on all lots offered eased 6.2 per cent to 731.45 million dinars from 779.537 million. Starting prices on lots that did sell fell 51.83 per cent to 113.26 million dinars from 235.17 million.

Private housing dominated the list: 841 homes were offered, up 28 per cent, while 157 sold, down 14 per cent, for 80.86 million dinars in actual proceeds. Investment, commercial and coastal lots also posted lower sale values. Al-Hasba linked the weaker clearance rate to starting prices that sit above true market levels. No Saudi ministry figures were attached to the release.

Our take

Omnia Desk

This is a Kuwait auction tape, not a Saudi freehold price signal.

Buyers watching Saudi stock should treat the Al-Hasba print as a liquidity snapshot from another Gulf auction channel, not a rewrite of Riyadh or Jeddah asking bands. The clearance drop to 19.4 per cent and the halving of actual sale value flag selective demand where opening bids run hot; that pattern does not move the Wafi escrow lists we carry or the completed-home floors in our catalogue.

Foreign ownership rules, zone maps and exit taxes stay exactly where our earlier pages left them. Cross-check any auction comp against live Saudi asking prices and against the GCC Property Wealth Report 2026 rather than importing dinar turnover into a riyal offer. Nothing here changes who may buy inside the mapped zones or the stage-payment path on schemes such as Khayala by Al Majdiah.
